a representative or a promoter of a product who uses the promoted product would be deemed conflict of interest?

so if michael jordan promotes nike's air jordan, then it's bulls if he uses it?
and if michael jackson promotes pepsi but never drinks it, then he should just should beat it?

on the contrary i think it gives more assurance to a fans or followers if the promoter have their own skin in the game.

shareholders like steve jobs, warren buffet, mark z, etc does it all the time. promoting their companies to shareholders to consider taking up or buying their shares.

it will be scary if i would to buy from someone who preaches and promotes a firm that they have zero association with.
are you referring to financial analyst that does stock recommendations? hmm.gif

don't worry about herd mentality to buy this project if it's so good since we layman and outsiders will never get the chance as mentioned by boss S Naim repeatedly.

forgive me for my lazy desktop study approach.

i have zero idea about this project. for this i admit wholeheartedly and without spending too much of my time, i copy and paste here and there shamelessly.
thank you for technology.

i crafted a little something of what i manage to dig out.

1. 1159 units? dunno area size. so please fill in the blanks for those who knows to get plot ratio or density calculation
2. location. as indramerlin boss pointed out. so simply magnificently close to kl metropolis. but much much much closer to 3 other hotspots namely the duke highway, the cemetary and the power line.
3. it's within walking distance to segambut ktm station provided there would be an access open to it which shouldn't be too much of a problem. but depends on developer. in this instance, we are talking about ynh. anybody care to share about past project by ynh? i only know about some lawsuits in their perak developments. anyway, let's assume it's going ahead. the residents just need to pass the serene and peaceful cemetary to get to the ktm station. no worries.


being close and accessible to highway is a good selling point. being too close (just next door neighbour) with no access is another thing altogether. but heck DPC also same same mah. so noise is going to be a factor here.

being just next door to a quiet place is very ideal, so the pros is next to cemetary, but the cons for some is also next to cemetary.

then we have one more side facing HTC, not much different from arte mk.

given all the scenario and the reported pricepoint of 700psf? hhhmmm....

i would like this to be compared with savio dutamas or the era for a more apple to apple.

heck if age of development is not under consideration, i would bet on the royal series of completed developments instead. instant realisation of rental while awaiting completion of metropolis at a discount.

I don’t know Solasta well enough to give a verdict but I guess it depends if you are analysing it from a Dutamas, Segambut or both lens. From a Dutamas lens, the psf and absolute value is cheap and I believe the developer has discounted the price due to the highway, HTC and cemetery. From Segambut lens, it is expensive and mixed from the both lens. Hence I get all the debates…..what has gotten me curious is the lifestyle aspect from top of the class facility in the analysis of this property and how is it weighted by FR group. Honestly it is a progressive approach to property investing which I think is good and forward thinking. Anyone can shed more light into this?

P.S - Having cross path with both FR and MC, I can say both have done well in their property investment journey and can retire comfortability with their existing portfolio. I know FR is very genuine in his intend and really passionate about property. We all know the saying “follow your passion and the money will come”….well hopefully. Disclaimer – I have not joined or engaged any FAR Capital services hence the question above.  tongue.gif
