Investment is mathematic game, as long it feed positive outcome then it's good project for them. Since they are not buy ownstay, and tenants wasn't care because it not their house.

Middle range tenants mind as long the rental below market then I will in.

High range tenants mind, as long company give me subsidy for stay, then I will choose the high end one and stay.

So this project seen to be not targeting high end tenant but middle range tenants. So everyone don't care.

There are alway good and bad content for media, channel, group, YouTube and etc.

Shooting bad content didn't affected his afford on good content, people still benefited from it.

Shooting good content didn't covered his bad content.

If people are considering a project in his channel during desicion making, can be a reference but in the end it's still a purchaser due diligence for their decision.

If people are simply follow the project his recommend without doing enough due diligence, then the buyer / fans deserved the outcome.

But at least at this moment his is still not yet open course and publicly selling bulk purchase project and ready hurts someone, so it's still worth to watch his video as it free review do not charge pun.

Its very common, it what we call fans phenomena effect. Fans willing to spend everything to their idol.

imagine people sell their kidney for iphone news, is it worth the trade? People willing to do crazy stuff for their idol and hope to get their attention. And we need to agreed, not everyone is rational. Especially the lazier & greedly people. yawn.gif

Yeah, for property it's back to doing own due diligence and bear all the responsible for every decision.

For me as long the audience is rational like us, plus with a little bit real estate knowledge, his video is actually nice to watch, can see the project design, facilities, and the unique point of the project.

Maybe he will proud or good talk more to the project, the project's pros, but it's doesn't ready hurt. Somemore it make the purchaser (who bought) feeling good because they do the right decesion. For cons part the purchaser will need to steady and find the solution duel with it in feature.

But his good talk not ready convicing me, just informative. So I will take know to the project he recommend, maybe feature can book airbnb unit for it and enjoy the pros element his mentioned on that condo.

But you need to join their class first, and be their member, then only can buy under bulk purchase price.

But not worry actually bulk purchase group only in a project that have a lot left over unit. There are not developer initially launching a project corporate with bulk purchase group for sale direction. And Then most of the time the selling price (SPA) under bulk purchase group is adjusted to match their member requirement. Mostly -30% from adjusted spa price for 3rd property investor profile.

Under this scene most of the time the investor buy the project not huge different from early bird buyer, only the bulk purchase group buyer that still entitled 90% loand can get the cashback 20% in dangerous, because they are over leverage 20%, so their monthly repayment may not covered from rental and lead to lelong.
