Investment Disadvantages of buying serviced residence

Is it that much difference for the rates of utility n quit rent for serviced residence and condominiums?

Is it worth it to buy serviced residence for own stay?

TNB for service apartment still can convert, getting same residential rate.

But water should be the deal breaker. Commercial rate is around 4 times the amount of residental rate. Plus got minimum charge even if no one staying. For selangor ppl, i know few who dont need to pay their water bill at all. Below 20 meter cubic is free. Next year will increase to 25.

Assessment rate differs by 1%. Service apartment VS condo. Around 100+ the difference for a year.

Incorrect info.
Many service apartment already started to ban airbnb. My bet is more will follow suit.

if the service apartment is under HDA rules sholud no problem with electric and water tariff, follow residential charge

Only for electricity. Almost all of the service residence projects I've visited, completed and under-con, the SA or developer sales staff mentioned that electricity can convert to residential, but not for water and assessment.

Just have to accept this when choosing a property closer to the city, unfortunately.

One overlooked aspect is the developers (especially if it’s a connecting mall) themselves sitting or having an outsized influence on the JMB just like The Main Place. You call read all about at https://www.thestar.com.my/metro/metro-news...-and-developer/

Doesnt matter under HDA or not. Water SYABAS cannot convert for service apartment.

Syabas has provision for it and says require approval letter from local authority.

For your info, need to convert the land title from commercial title to residential title first which is logically impossible.
Coz in the first place, developer converted it into commercial title so that can increase density/population and build squeeze in many units on that land. That's why it is called "Service Apartment" and not "Condominium".

So far only got a project (Trefoil SOHO back in 2016) successful migrated from bulk meter to individual meter.
Is a rare case. There after, never heard of other successful service apartment / SOHO able to get this privilege although the land title still remain as "commercial title".

The irony is, such place comes with swimming pool. With that rates, how often fresh water is ever pump into it. If you see how come swimming pool getting more water, then you have to thank you the swimmers.

Avoid service apartment for own stay if u can afford other condo. Too many investors and many have intention to run airbnb. Airbnb at not prime location will attract poor quality guests that only searching for low rate unit and ur facilities will have lots of wear n tear, ppl swimming in pool with clothes..

To be fair, even those units put up for rental will also attract low quality tenants if the owner doesn't mind renting it out at below market price. A friend of my sister residing in Scenaria recounted bumping into Thai/Viet girls, China dolls and uncivilised Kepong kakis staying there. And this is a condo which banned airbnb.

And in Shamelin Star, when I was there a few months after it VP'ed, I noticed a number of people who swam fully clothed in its Olympic-sized swimming pool and I saw low-class folks among the decent ones on the facilities floor itself, which gives the impression that a lot of the owners throw the rental price there.

Ya all above problems caused by low quality tenants. Resident title still the best bet for own stay with the hope that majority ownstay owners n have strong n commited jmb to set and enforce house rule. If can afford, landed or luxury low dense condo is the best for ownstay 😂

Nope. Not sure where they get the database.
But is based on the rental rate of that area and according to your unit size. They give an estimation only.

Then multiply by the kadar as follow:
For service residence will be 5% normally.
Residential title condo is 4%.
