Elmina green land value is lower compared to EV as it is further up and comparable to saujana utama. Plus additional dilution as there will be surrounded by rumah selangorku. To offset this and to make sure list price about the same, SD give higher rebate, built in grill, and so called quality building material. If minus this i think shud almost similar or slightly higher price than saujana utama.

I think the term 'surrounded' is incorrect. EG is not surrounded by rumah selangorku. According to the EG brochure, Rumah selangorku is only allocated one spot in the whole of Elmina Green development.

Well.. It looks like there are multiple spots of RSKU in EG. Up. Right. Bottom.

Hm... interesting. Which brochure is this?
Because the latest brochure from the website is different from the one you posted.

If I'm not wrong, land size is 40 x 60, house size is 22 x 60, built up is about 2100sqft, developer price is about 920k after rebate, all other fees absorbed by SDP.

But they're next to STP, and that's the reason why they're still not sold until today.

What's STP ?

Is this EG1C worth to buy ?  and why the last row sold out but the 1st row still a lot available? Any opinion?
*
Behind the last row are trees, so that's why I think very laku.

Since its Shah Alam address, will it ever hav cinema or pub at Elmina City Centre?
*
It shouldn't be a problem to have a cinema in Shah Alam. There's one in IRDKL Mall Jalan Serai Wangi. Also, not forgetting Setia City Mall, which is technically under Shah Alam.
So I think Elmina City Centre can have it if they SD wanted to.

I am contemplating on Elmina Green vs Setia Alam Precinct 17. Visited the show gallery of Elmina, surprisingly quite many units still. I am impressed with the new township setup like the road works, lamp post used and even landscaping.

However, the price difference is slightly a stretch and giving the area is slightly further to my usual hang out places [damansara uptown, Bangsar, midvalley], ara Damansara.

1. Not sure is worth to buy here? - basically is my first house and own stay.
2. Read this topic found there is many Selangorku apartments and future HTC tower nearby? (wonder where is it?)
3. The lake garden concept on right north is nice, the worry is long term whether it will be maintained or left unattended?
4. Comparing with Setia Alam, the Elmina is 100k more. Since this is my long terms stay not sure really worth it?
I also went to look at the houses in Bkt Raja Klang but not really like the surrounding as I feel the township in terms of feel and maintenance like the road a bit poorer than Shah Alam.

Anybody has bought one unit here, appreciate if you guys can share why choose Elmina over others?
*
Do NOT go with houses in Bukit Raja Klang. The air quality is bad. Constant open burning from surrounding areas.

Can I choose not to sign the consent letter? I choose a freehold individual title property to avoid any other unnecessary cost such as maintenance fees, and it seems that there is a maintenance fees of some sorts in Elmina. Why ya?
*
Gated and Guarded (all Elmina projects if i'm not mistaken) will for sure have maintenance fees.
