QUOTE(Adamant @ Mar 10 2019, 11:02 PM) Wahhhh. Watched the whole 15min video. Felt in love with Elmina already. However, distance to KL City Centre is an issue for me, especially when 5 out of 7 days, I spend most of my time around KLCC area for work. Haihz. Dash/ Penchala Link/ Duke - 1 hr? SEG can work also. My colleague travel everyday so his family can stay like in kampung environment.

QUOTE(demahdali @ Mar 11 2019, 07:24 AM) You can use public transport. Just park your car at Glenmarie LRT or Kwasa Damansara MRT Station. MRT is good. Just sit in, relax, and do some productive works/ thinking. Drive is really not necessary.

QUOTE(Adamant @ Mar 11 2019, 01:11 PM) I am considering to delay my purchase of of a house in Elmina till DASH is completed. Maybe I am a little risk averse as this is my first time buying a property and I am also starting a family soon. I dont mind paying for toll (surely expensive as hell), as long as traffic is smooth on DASH --> MRT Mutiara Damansara (close to end of DASH) --> KLCC area. I cant do 1.5hours on the road per way. 3 hours of productivity gone. Plus most of my savings will go to house deposit and renovation, making me even more risk averse. Alternatively, it seems that there are also quite a number of houses for rent in Elmina for a very reasonable rate (around RM1500 rent vs around RM4k for interest on loan). Maybe I can test staying in Elmina first for 1 year to get use to the new environment in Elmina, commuting to work etc. I am not worried of missing good units as Elmina is a >20 years development. There will always be new launches by Sime Darby. Good thinking. My friend also rented SEG for one year before he decided to buy.

Visited EV4 yesterday. The quality of workmanship is very good (although not great).
The biggest issue I see is the fence around the area - it is designed to stop cows coming inside but not human. It is at waist height.
Security is the biggest concern for any communities nowadays and to see the fence as such, it is just surprising. I dont know the intention is if to reduce cost or to avoid making it like prison-feel, but if I am going to buy close to RM1m house, I will want to make sure that it is safe
They could have done much better at the first time.

QUOTE(Adamant @ Mar 18 2019, 09:42 PM) Anyone has anything to share on why they like or hate EV5? Environment is good. Lots of parks to run around Fencing is really poor. Better don’t fence. Agree the reason is they probably figure out that lots of people don’t want to pay maintenance fee, esp not on strata title. If you like nature/ parks at your door step but not worry about security, then great place.

QUOTE(demahdali @ Mar 18 2019, 11:32 PM) Elmina is guarded. You need to sign consent letter when you sign the s&p. How to guard with that type of fencing...? And letter consent, but not legally binded to pay.

QUOTE(zikri88 @ Mar 19 2019, 09:42 AM) Thats not the fencing parameter tho. The waist height fencing only due to mbsa requirement if there is slope beyond the parameter. Its not strata so u cant simply build fencing. They will build real fencing like one in elmina garden once the resident form their own RA. With the letter of consent that the buyers signed before purchase, is there a reason why SD do not build the fencing rightaway? EV1/2/3 VPed and yet have fencing - not sure if they sign anything prior.

QUOTE(BEANCOUNTER @ Mar 19 2019, 10:19 AM) incorrect, its legally binding btw developer and buyer. any dispute, needs to resolve in open court. but not automatically protected under existing laws like stratafiled properties. the tricky part is subsale buyers. After developer washes hand clean clean, the subsale buyer has the right not to sign DMC or the DMC signed by original owner not enforceable on subsale buyer. Thanks for the clarification. Strata titled properties sound better then otherwise never ending discussions on who pay and who dont pay.

QUOTE(timottt2000 @ Mar 19 2019, 05:18 PM) Gated and Guarded (all Elmina projects if i'm not mistaken) will for sure have maintenance fees. Elmina project is under Fencing & Guarded Fencing which take forever, even though residents had signed letter of consent. Guarded, how to guard with those fencing while waiting for SD to install? Wonder those staying in Elmina Garden (which fenced, after many years), are actually paying for the security fee.
