another thing to consider is that you are standing on empty land, once the development completed. The sound will dissipate but by how much, I also cant really say laugh.gif Just like echo in empty bare unit house compared to when all furnished.

KM only valid for a year..then they need to extend if they have not submit any Building Plan..

after they submit Building Plan and got it approved..they have also have a year of timeline to start work or else they need to extend..

unless they got the KM, BP and have submitted Borang B to start work..all before that just on paper...

if not mistaken city of elmina is very broad and loose..

consisting of denai alam, elmina vally, elmina ridge/peak/hills, bukit subang, elmina green and gardens..

business park will be part of it..if not mistaken next to it will be Kota Elmina..all will be part of City of Elmina..

my concern is not the dash elevated highway..but the incoming and outgoing single lanes to and from narrow/busy roads. laugh.gif

traffic jammed before getting and coming out of the highway.

Local authority wont upgrade PMD just because of DASH.

The way they work is they will push the road widening responsibility to any developer that going to build new development along the PMD road. That will be part of the condition for them to approve the Development Order (DO).

If you drive through PMD, near the juction going to Nirvana, there is a new development (factory maybe..) and the road along their development was widen.

So as more and more new development along PMD, the road will eventually be wide and okay-ish..but it will take forever.

2 ways of expedite it..

1. Political interference.
2. Private entity going in (new highway and toll).

Elmina is the flagship project by SDP.

location also play a part where it is connected to SDP previous projects and can consider closer to PJ/Damansara/Subang area.

I think most of buyers will at least take a look at Elmina if they are looking for property north of Federal highway line..it is a good township on plan..just it is very expensive considering it is on the 3rd outer ring road..
