incorrect,

its legally binding btw developer and buyer. any dispute, needs to resolve in open court.

but not automatically protected under existing laws like stratafiled properties.

the tricky part is subsale buyers. After developer washes hand clean clean, the subsale buyer has the right not to sign DMC or the DMC signed by original owner not enforceable on subsale buyer.

YES, you can opt not to sign the DMC. Unless SDP self imposed that those whose doesn't sign they cant sell the property to them,

BUT in all fainess, rela bro. Just sign lah….you can opted out later. The resident RA is not imposed by law. there is no need to join and pay security fee...….

just that if anything happens to you within your house area, the guard wont provide assistance loh

maybe some ppl prefer to enhance security features on its own home leh? instead of paying bangla to provide half cooked security.

also if your house got broken into STILL after paying, will you still continue to pay?

many ppl dress nice, drive nice, live nice but acc boh liu one...…..my friend told me, his neigbours got 3 conti cars, but every quarter also need to chase him for payment de...….jialat boh?

SDP is not that generous. all fencing and guard house already included in your purchase price.

1-2k wanna fence up whole precinct and build guard house????? even tin milo guard house also cost more than that lah.

its easier to talk now. wait til house vped, residents form RA, volunteer your private time to handle security matters, pay wages, ensure security guards turn up, collect payment from each and every home either monthly or quarterly (mind you, all you need to do, bcos you don't have clerk or staffer to do all these works, and your time is FOC also) and repeat the same o same o again.


and tis is just the begining. wait til your 'paying customers' complaints the hell out of you, abuse you left right and center bcos their house has been broken into, guards sleeping on the job and etc........


after you have experienced all the above, then come here and give your 2sen worth of opinion. TQVM.

I still remember one launch in usj then

One guy drove all the way from ipoh...topk him 3 pr more hrs to come to launch day only found out all units been snapped up.
He made it to the news.

Even since sdp property launched w clean sheet of booking, especially for putra heights.
