If wanna buy high rise, buy at strategic area. Sacrifice the landed space. But gain safe time safe money on jam/petrol. Enjoy the convenience

If at Elimina…. Then go for landed. Top up 100k.
100k means installment is 500/month. Agak agak maintence fee cost also

Well…. If want landed new house. No choice le, all new projects also facing traffic issue.

So either get new condo in town , or get Subsale landed in town and reno. The later gonna cost a lot.

So most young family - and wants landed for long term will have to endure the traffic and accept as part of life.

They may think…. So many houses here, everyone also facing the same lifestyle and spending hours on traffic would be so bad la.

True. PJ, KL, Subang also all jam up.
The different is that- many people works around here or at most the vicinity. The jam time could be like 30-45 mins.
Some even work around the same area where job a plenty.

But from Elmina. It will be easily more than 1 hr…. And almost everyone travel out to work/study etc.

From roof, or from piping.
If roof- I think generally they longer hire special trade workers. The subcon pool is poor, and mos worker don’t have the skill experience. And the problem is- this issue will appear a few months later

If piping- used to be subpar material used. That is like 10-15 years ago where all contractor are using a subpar quality material due to a “central”/ powerful instruction. Many projects suffer.

Oh, and I picked up some char siew wantan mee to support the food store there. Many promo until end of the week.

Personally I think this place is going to thrive. The turnout was impressive considering it was a weekday. Just imagine how busy it will get on the weekend. It seems like everyone has been craving some entertainment on top of the leisure activities they're already enjoying in Elmina and the neighboring townships. Fingers crossed that the clubhouse for indoor sports will be ready soon.

I chatted with some folks running the events and we were joking about it being cold. It can get quite chilly after the rain sometimes. Also, this open-air concept makes sure that it keeps out people looking for just free air conditioning.

Sime Darby could definitely consider bringing in more brands because after you eat, if you want to wander around and shop, there's not much besides groceries to get. For locals, it's still ok, but it definitely doesn't make sense for outsiders making a special trip to just eat and then leave. The lakeside area is nice, but it all depends on the weather. Plus, the playgrounds are always packed now, so it's not the most exciting place for families with younger kids. The walkways in front of the shops get wet after heavy rain, something I'm sure Sime Darby would have noticed and should do something about it.

I also hope they start charging for parking soon to help manage the crowds and keep it to people who really want to support the businesses. I had to park pretty far away to get to the mall, and I can't see myself doing that every time I visit.

Open air mall... concept is nice but this is still malaysia leh.

Citta mall is a similar one with limited success.

Good place to bring kids to play and explore- i agree. especially this area got many young family.

DASH suppose to fix it - but somehow end product also lain macam.


Gamuda Gardens... sounds great> can we think of it like Setia Alam if it mature well?
Similar distant to city center- connectivity via NKVE but opposite side


but... do you have faith it will end up like Setia alam? does Gamuda has long term plan and large land bank?

and secondly.... regardless how great Setia alam is..... it will be still far from central location.
so people says it make sense if only they works, study and play in SA itself

journey to city is bad- weekdays for sure even in non peak. Weekend is getting worse too

i see the same on Gamuda Garden

yes land is one thing... does it has demand?
SA attracts a lot of middle and upper class Klang people from vicinity....

GG attracts SG buluh? KKB and even up to Tanjong malim?

lets see- only time will tell and that take lots of time.


Dash cost is one thing- it is the connectivity.
Gutrie suppose to bring wonder- but so far- still low traffic flow and it bring you to Bukit Jelutong which is another bottle neck

which ever town ship, when it is at the outer ring of greater Klang valley, will be jam once developed.

how may road, how many road wanna built into the city center oh?

west u got setia alam, north west we have Denai+Elmina, South West we got Rimbayu+KK

North will have Rawang if they developed well later ( with Gamuda Garden)

South... also jam via elite , from BSP, Nilai, Gamuda Cove


Did i miss any township which are well developed and no jam?

so in short- no matter how we plan, eventually it will jam up.
if it is not jam up, more developer will build, more people buying, more house VP and more cars.

this cause and effect- it cant run away right?

The only way is to buy at city center. where you can work, live and play. Otherwise if you buy at these suburb- work and play there then it will be fine for.

Did i miss any township which are well developed and no jam?

yeah- still the point is get something central. Job opportunities will be around central.
Children education also more choices

each day traffic... say from 30 mins go and 30 mins back- total 1 hr, become 3 hours.
4 family members means extra 2hrs X4 daily..... that is so much time.

they say money cant buy time.... here is one exceptions that spend a little more, or sacrifice to buy as smaller unit, or an old unit to refurb it...
that will get u back lots of time.


with the time spend on the road- how much are they left to enjoy the nice house nice environment if you get your dream house but far away. ....

Eg the road after Damansara Jaya toll, the turn off to Petron to go ONE U ( avoid LDP) also now crowded gao gao.....
