After vped u will read ppl want to sell bcos

1. Transfer overseas for work...cant stay there
2. Migrate overseas....cant stay there
3. Change of plan...found better home.
4. Too far from my office....torturing to drive.

To be fair, quite a number of the units have been snapped on Thursday for Elmina bosses and staff, and on Friday for private sales to certain customers. Alot of internal sales to staff as staff also get some discount for staff purchase. Maybe these staffs are the potential flippers. Lol.

I still remember one launch in usj then

One guy drove all the way from ipoh...topk him 3 pr more hrs to come to launch day only found out all units been snapped up.
He made it to the news.

Even since sdp property launched w clean sheet of booking, especially for putra heights.

However, the bigger problem is that they are able to survive throughout the flipping period, experienced flippers know how to manage it their cash flow (i.e.: you don't need to pay the property until the key and license from bandaran to avoid scammed developers), I really hope these flippers learned their lesson once they are forced into lelong, that time is suppose to be needy people to shine and slash the value kao kao as flippers are bleeding towards the loans.

In reality, this hardly happens and I have no idea how the heck they able to withstand the loan payments.

to me, subsale EV3 & EV4 is worth for now, unless u are willing to take instant cash for EV5...but those own EV5 in 2 years time will sell below SPA for sure....because they got profit already from the discount offered...

bear in mind, if you really looking for Elmina, wait until completion of EV5, EV3 and EV4 subsale price didnot go further up due to competition...save ur money from now, and dump it for subsale EV3 and EV4 next 2 years....

Wow. Very very rare this thing happen in today's market. People willing to buy from auction rather than via normal subsale process.
Is a brand new condition unit. Owner did nothing at all.
