eh- depends where city center le. KLCC side 1 hr can reach during peak hours?
if rain, accident or Friday evening really GG.

we do enjoy the WFH or low traffic time during CMO right? now more or less back to normal already.

our quality of life- really shittie if need to spend 2 hrs on the road daily.
and if wife, children each spend another 30-40 mins one way each day.... all adds on.

yeah that is true..... but how much we willing to spend eh? at time spend too much then suffer monthly on the installment.
so time is really = money. the question is how much we willing to spend for that 30 mins/1 hrs daily.

PS: nearer to work place... but work place could also change.

*for flight- i've been stay there for 15 years. noise is not really an issue.
normally small commercial we cant hear
occasionally large military then can hear, but it don't really bother

the road is also via Kepong-KS

Segambut and MK also 5km distant wei.

well- it is 20 mins 2 way. x4 household that will be 80 mins daily.
for me - Jardin has no appeal at all, don't see the overall town planning and concept like SD

SD is making the Elmina+Denai Alam area to be atas. they spend a lot on the landscape, wide road, lakes etc.
How just waiting for commercial to happen.

i don't own one, been to a a few friend house in Denai and it looks good.
i go around Elmina regularly , from outside the house does look good.

but yes, we dont know what is happening inside. and typically the house owner dont want to let other knows about the issue la

But quality is quite bad for their houses nowadays in Elmina.
Rumah retak , ada water fall dalam rumah bila hujan lebat. 
Pipe bocor,  water leak mark sana sini.
Worst is tanah mendap for some houses in Elmina.

Menyesal beli rumah di sini.

yeah- hard to repair, can only fill the gap but wont be permanent solution.

actually- the area is at hill, so ground suppose to be more solid. unlike some back fill area.
wonder what SD do so wrong

infact he was directly hinting the house will VP in 3 years and DASH will complete end of this year so it is a major +point.

now we know he is not un-bias. Dont blame him since he was officially invited. He associate with Sime darby well- as he was also given exclusive visit to Lot 15.

i will beware and take his view with a major pinch of salt.

Sime Darby project at Shah Alam ma. Selling to Malay already sold out quick.

What type of business at Temu? Can drive over to Denai Alam to get a feel.
Would expect Pet shop( mostly for car), dobi, some fancy cafe, hardware store.
And of course mamak, masakan utara, nasi kukus nasi penyet and such.

Anything particular u expect ?

Ur expectation won’t be met. Be realistic as SA have a large middle/upper class Chinese community there. It is pretty mature and flourish now.
Elmina will never reach that state.

Look at Bukit Jelutong- which is approx same age as SA and try to understand the reason for the difference

this is as premium as it can get le, for large piece of land. The call it connect to Subang, and Tropicana.

I see EPF is courting suitable suitor... to jointly developed the place where EPF chip in the land, the other party do the development.

Yup.... i was eye-in it since they take over the land like 7 years ago.
though can be the pioneer on this piece of nice development.

until now- zero movement at all.
but this- no doubt remain a rare freehold at good location.

yeah- this land gonna be premium. as Zack.gap say... the area is developed with infra ready.

make sense if YTL start with something small, high psf but keep it below 1 mill.
but i would thought if YTL launch something over 1 mill many people also rush to buy if GnG come with nice contempt
