Nearby Subang area I do not hear other 2-storeys terrace house already.

Also waiting Bandar Bukit Raja Kyra 2...but this one I always suspect Sime Darby staff internal purchase finish already before official launch, because Kyra 1 sold out so fast.

At 20-22 Sep (Sunway Pyramid) and 26-29 Sep (Sunway Velocity) got StarProperty Fair 2019, plan to drop by to see other options available.

I am starting also to look at condominium, just want to let myself have some options, in case no ideal landed property available. Life got to move on.

Thought Elmina Garden was VPed few years back.. Interesting...

I think u have limited knowledge on project development in Elmina.
Do u see EV F&G? EV also did not F&G during VPed.
It take time to gain permit for F&G.
EG and EV F&G process is same..

The open road between elmina green and elmina valley is called "Jalan Shorea" .
Any analysis of data to supporty your claim on "real congested" on Jalan Shorea ?
U need to analyze which direction people are heading to on peak hour.
Some people heading to KL direction will still heading to Kuala selangor road which already toll free to Kepong/KL
Some people heading to PJ/damansara might choose jalan shorea depend on traffic condition, toll charges and traveling time compared to kuala Selangor route.

The facts about Jalan Shorea:
Jalan Shorea will definitely add more traffic flow into EV and road around EV and denai alam will be more congested in future.
Jalan Shorea will reduce traffic flow from EG towards Jalan Kuala selangor in peak hour as shown in your google map pic as alternative route for EG residents.

According to Elmina Masterplan, besides Jalan Shorea another main road will be built to connect EG to Elmina city centre, a couple of years later when Elmina city centre is developed , so Jalan Shorea will not be the only road from Elmina Green to Elmina valley, thus your claim on "real congested" is doubtful for now and future.

But road connecting around Elmina Valley will be definitely more congested in future due to added traffic flow..

Do you start follow the development of elmina city recently?
All the project under individual title including elmina valley, elmina garden and elmina green, all VP without F&G, not just EG!
it is requirements from MBSA to apply permit before F&G for individuals title residential housing.
You live in the township? How u know doesn't feel safe?

well it depends on the community you living in, my area individual title has been performing very well in term of safety, zero break in cases and the neighborhood very proactive in giving attention to suspicious individuals moving around the taman. Your so called nearby Individual title landed is under which local authority? Kuala Selangor, puncak alam, or Shah alam?
It depends on which local authorities, different authority have different sets of rule and requirements for F&G on individual title residential area.
Do you mind to share your area is under which local authority? Kuala Selangor, puncak alam, MB shah alam, or MBPJ?
Do you know the real reason why Sime Darby don't F&G during vped?
Sime darby will build the F&G, after permission is granted from local authorities, it is a requirement.
Elmina property is not cheap and do you think sime darby want to save the F&G cost?
So far all Elmina project including Elmina Valley and Elmina Garden all already F&G after vped for more than 2 years

Yes, I'm staying nearby for years and yes i can guarantee you its not safe without F&G so good luck to you guys ya. I rest my case here in term of the safety of the area. My relative's glenmarie's landed also individual title able to get F&G built up upon VP same applies to alam impian's landed taman as well. All within MBSA jurisdiction right? You still haven't let us know your house area is under which local authorities?
Your relatives's glenmarie's landed VPed in which years? 10 years or 20 years ago? Policy and rules change over time.

Private school = Wesley Methodist School

You need to have a new mindset when moving into a new township and don't expect it to be like PJ, SJ, Damansara, KL area 😜

If connectivity is main concern, Bandar Seri Coalfields is definitely out of the consideration, his wife already feel connectivity issue at Elmina Garden, Bander Seri Coalfiled will have bigger connectivity issue than Elmina garden, based on distance and toll charge. Haha

Unless the main concern is price, then Bandar Seri Coalfields is a viable choice..
