that is why i gave up keana elmina garden and end up got a subsales unit at denai alam... cheaper, bigger even though it's 3 years older.

you may want to check all the arrival flights (landing) from flightradar for clearer picture on how frequent are the landing flights. there are very less flight between 11pm-5am.

What is the size of this township?

How many % left are yet to launch?

How many access to exit to other PRIME LOCATION?

What is the distance from this township to those PRIME LOCATION?

Once you got the answers above i don't think you will still think it's normal and fine for the current traffic condition. Things happened for reason, the opening of Shorea brought vehicles from SU, DC, PA & etc, limited access to GCE/Jalan Sg Buloh and lack of monitor on the timing of traffic lights after E-boulevard.

I've been here since 2018, nowadays traffic starts to build up min 700m from the traffic light at around 6.30am and all the way to 2km at 7.45am. For those who said buyer should expect this, make sure you have been gone through the traffic between 7am-9am & 6pm-8pm.

In case nobody could read the FB link I shared, it's a thread posted in Elmina, Denai Alam & Bukit Subang Residents' group. Trying to get residents to fill up online complain form and a draft is provided with proposal of solutions.

Other than accepting whatever happening to us, taking all these traffic jam as normal in this PRIME LOCATION, the least we can do is lodge the complain & get SDP/MBSA to do something. Something practical before the high rise Habitus & Tulip VPed.

Potential buyer should ask SA, what are the solutions from SDP on this. FYI, city councilor Shakir Ameer had responded in the FB post, saying that they will do something ASAP. Anyway, we need to keep chasing them or else it's possible nothing would have changed.

lol... glad you got something to complain now. seriously, comparing here with PJ is another jokes. there are over thousands acres yet to develop here and as you mentioned above, there is only entry besides Guthrie to Denai Alam/Elmina.

expecting SDP to do something while telling everyone it's normal on current traffic condition is hilarious. im moving from kepong and i know how bad it could be. that PRIME LOCATION has almost everything we need within 5km radius, here?

i do understand more population will cause heavy traffic and brought more commercial activities but related parties seems doing nothing.. at least get related parties to studies on the traffic flows and set the traffic light timing or arrange for traffic police on duty at the traffic lights during peak hour.


ya, i noticed the changes at E-Boulevard, the MBSA officer came to issue parking ticket more often nowadays. parking is not difficult to find like other PRIME LOCATION, you just need to park further. I hv been running my biz few km away since 2009, staying at U5 since 2010 and i know what im talking about. the risk that i was saying is things is getting out of hand, buyers should be aware of it and we should start pushing SDP/authorities to do something ie: direct access to DASH, solution on smoother traffic dispersion, traffic police on duty at the traffic lights between 7-9am, 5-8pm and etc.

Salam sejahtera diucapkan kepada tuan, saya merujuk perkara diatas dan bermohon jasa baik Tuan dapat menyelesaikan masalah ini secepat mungkin.

Kesesakan trafik di Persiaran Elektron semakin teruk sejak pembukaan Persiaran Shorea. Terutamanya antara 7pagi-9pagi, ia mengambil masa lebih daripada 25min untuk bergerak dari Bulatan Elmina ke lampu trafik di Wisma Johawaki yang hanya jaraknya 3km. Aliran trafik sebenarnya disekat oleh lampu trafik pertama selepas E-Boulevard dan trafik disebelah kiri yang menghala ke arah Sungai Buloh.

Cadangan saya adalah membuat sekatan lampu trafik berjadual di simpang jalan dari/ke GCE yang susur masuk/keluar ke Persiaran Elektron supaya aliran trafik dari Elmina & Kampung Melayu Subang dapat dijalankan lancar. Segala kenderaan yang berniat untuk belok kanan (dari GCE Selatan ke Kampung Melayu Subang/ dari GCE Utara ke arah Denai Alam) hanya dibenarkan belok kiri dan ambil U turn samada di Bulatan selepas Caltex ataupun persimpangan di depan Wisma Johawaki.

Selain daripada itu, pihak Tuan boleh cuba menyekat lampu trafik di simpang Jalan Buki Badak, Jalan PKNS, Jalan Merbau & Jalan Tembusu supaya segala kenderaan yang berniat untuk belok kanan ke arah Sungai Buloh atau Shah Alam hanya dibenarkan belok kiri dan U turn di bawah jambatan depan Wisma Johawaki atau U turn di depan Surau Wildan, Subang Perdana. Saya percaya ianya dapat mengurangkan kesesakan trafik 2 hala Jalan Sungai Buloh sedangkan jarak antara 2 lokasi U-turn hanya 2km. Dengan adanya sekatan simpang diatas, aliran trafik akan menjadi lancar & tiada masalah untuk kenderaan yang perlu untuk mengambil U-turn di dua-dua lokasi ini.

Saya berharap pihak Tuan dapat pertimbangkan cadangan saya atau sekurang-kurangnya meminta bantuan Polis Trafik untuk mengendali kesesakan trafik ini pada hari bekerja, pukul 7pagi-9pagi & 5.30petang-8malam.

Target opening date is 2024 Q2, currently the shops have been taken up over 70%. many F&B outlets, very nice and chill layout. i believed it will attract ppl from surrounding taman ie: Subang Bestari, Kg Melayu Subang, Saujana Utama, Desa Coafield & etc.

if you are referring to my earlier post, you must hv missed out some of mine replies.

the intention of the post is to get attention on those who is going to buy and those who hv bought it to lodge complain to mbsa or pressure sdp to do something on the traffic congestion. sdp is the developer for this township, different from cheras or pj which were developed by many different developers. they should hv proper planning on what to build, when to build and working on traffic control from time to time. they need to channel some of their profit into the additional access/ traffic dispersion.

discourage developer building on empty land? lol.... this township development is scheduled until 2040 bro. stop dreaming & start contributing by clicking on the complain form i shared. anyway the congestion will only get worse even if the development at Elmina really stops. it's not caused by just elmina/denai alam residents, many of them are from SU, DC & PA via Shorea.

To my surprise, it only took me appx 30 mins to reach (as compare to 1-2 hours if I travel from Klang, with the same distance to PJ). Mostly time saved from DASH highway. But agreed with the rest, even at 8.30am, I’m stuck abit at the bottleneck at Kampung Baru Subang before turn in to DASH.

That being said, for my case, travelling from Elmina to PJ still much faster as compare to my current house in Klang to PJ (time spend on road slash by half, even thought same distance)..

Btw, anyone send their child to SJK© Subang for primary school? How long it take to travel there from Elmina during morning school hours?
