SD is good lor compare to many others.

Just everything is slow, and you need to keep complaint to get the house fix- depends on the phase which they award the maintenance contract to. I recalled Garinia one was very fast and good. Then some other phase people mentioned took 2 mths (and multiple emails and phone call) to get them to come to your house.

Will really suggest to them not to award to the cheapest/ buddy only, but to the proper responsive & responsible contractor.

Hi may i know what do you mean by SD is good compared to others? Curious to know about experiences with other developers...

Depends on phases, some EG phase house quality are good, minimal defect.

If you are in the EG whatapps group, you know that SD actually delivered their promise to fence the area (not in S&P), although took them long time. Also many issues, they actually addressed it immediately. Honestly very rare to have such responsible developer.

Just that they need to really speed things up on defect fixing - too slow. Also the house should have come with proper design to put aircon (no aircon conceal hose and outlet). So you need to whack the wall - maybe lower cost but in the end people still have to pay the money as most use aircon these days.

The selection of contractors (and after maintenance) very important - surprise that they didnt retain the good one. Their staff handle complaints also need to step up little bit, always tell you they will call back but never.

Like what I say, if you can tahan this "slow" in everything, then Ok lor. Not the top 3 but I appreciate they delivered the fencing promise.

So far the fencing was done but Guardhouse really slow, yesterday I saw they do something in the morning, but nothing change after I go back evening, haha..

Problem will only surface only after 12 months later. especially water leaking. biggrin.gif

So far for my property at EG, I've submitted 4 times defect request list, they still attend to my defects complaint even after 2 years after VP.
overall, I would say SDP is responsible developer, just that their subcon workmanship is really bad.

I’m from EV, and it’s the same case i guess... have yet to see any guardhouse construction happening, however they have 1-2 years to complete it as stated in s&p

Interested to get a unit here... But getting discouraged by family due to location.

Anyone staying here already can share some informatin such as:
1. Mostly owners staying or tenants?
2. Environment and security? Last i visited around 2 weeks ago, there are no fences or gates yet...
3. Are the planes noisy? Since nearby Subang airport.
4. Profile of buyers? Mix of races or mostly chinese/malay/indian? (Sorry, this tells me what kind of food i can expect in the future πŸ˜…)

Hi..im newbie here..just sign the LO from maybank yesterday for EG1C..just wondering, when will we need to start paying progressive interest?

Anyone know how much of progressive interest payment for those who bought EG1A / EG1B ady paid so far??

People buy for the concept of beautiful parks and gardens. It is a nice place for kids.

The key catalyst will be DASH, which make your trip to Mutiara Damansara much faster, of course with tolls.

F&G will be up, but with SD standard, this will take time.

"Criminal everywhere" means criminal everywhere including at other places also lah... Not criminal everywhere in Elmina. That would be very bad.

2. few security guards patrol on bicycle every 2-3 hours. Non fencing area near roadside always has 1 guard sitting there.
Over last 6 months, many times poslaju dropped my parcels in mail box and front of door step without being stolen.
Every evening there are crowd in park and cars parking in 2 rows on road.
3. very rare or not hear in EV2, EV3, EV4
4. nearby area only Kampung Subang / Jaya Grocery Bukit Jelutong / Subang Bestari found Chinese food.
Denai Alam shops inclusive mamak, KFC, Mcdonald and PizzaHut.

Generally from Elmina you can reach Sunway Pyramid or One Utama within 30-40min from 10:30am to 4:30pm on weekday, 20min on Sunday.

There are at least 20 Chinese restaurants/hawker around here. Those said no Chinese food definitely not staying here.

talking about elmina wor... sometimes i also pass by kampung subang and elmina... din notice up to 20 chinese restaurants/hawkers like you mentioned....

i think that would be Subang 2 and Subang bestari.
yes- chinese restaurant and coffee shop is there. They are ok but the entire environment is pretty sad. The area is not properly lit, debris every where. a number of abandon vehicle and the grass is long/drain is clogged.

it is like the town council abandon this area.

Someone else already said nearby can find Chinese food eg. Kampung Subang / Jaya Grocery Bukit Jelutong / Subang Bestari found Chinese food.
I just top it up by saying there are more than 20 Chinese food stall within 10km. Is that too far to drive for food?

U and Mr elmond obviously dunno Denai Alam has Chinese food.
Below is one of the Chinese food stall located 7km away from Elmina garden which is subang bestari. Environment pretty sad?
