Congrats...U need to ask or request to the original hse owner on the TIME internet, bcos no point original hse owner keep it since it is entitled for that particular hse only...cannot bring nd install somewhere else....You need to also know your right which you are also entitle for 2 years warranty from the date of ur original hse owner collected the key....you also entitle for their "planting area" ownership....bicycle also (but this one normally original owner wont give one...but u can ask)...u also need to call for hse security alarm system...get contact from original hse owner

So far, no maintenance fees for this except to appoint security guard later which to be decided later with community

travel from EV to USJ 12 every morning took me about 40 minutes. Using Guthrie highway, straight to Batu 3, then go to USJ using the Subang Hitech-USJ 3 road. I normally left home around 7.20am.

i'm one of the owner of elmina, very disappointing about the quality of SDP. the floor tile was crack every where and a lot of scratch and stain on my tile, plenty of hairline crack on wall, toilet and sink leaking, a lot tile doesn't apply grout line, main gate back yard door sag and car porch floor also a lot of crack. besides that wall tile a lot is hollow

the leaking cause the plaster ceiling and wall mold they just repaint, main gate sag just fill up and repaint. the toilet outlet hole level is out and they claim that is normal.

how u all think about this?


we did the water ponding test and found leaking then sdp claim that we do it wrong way, we seal all the hole with silicon and fill up the water and leave for few days then go back and check found that the master room is having leaking so we log the report they claim that the water ponding test cannot test too long. after a week the wall are mold...nightmare..








besides that we leave the electric meter fuse for them to fix the defect and we found that it was missing after that... now my house is not electric supply... really feel bad...

viana, yes they did fix but the way they handle it is really disappointed. we are going to meet them again on this Thursday to do the ponding test again.
the toilet outlet they say is like that cannot report as defect... a bit not acceptable..

The toilet floor trap outlet actually tolerance wise still ok, as long water can drain down without any problem.

In my opinion It's impossible to fix it now, if the floor is hacked just to realign the floor trap outlet, it will effect the whole structure.

But just make sure SDP put waterproofing on the expose concrete beside the outlet so water will not sip in the floor.

For a small adjustment/hacking, it won’t affect the structure. It’s not a tough job to rectify it. Other housing development have similar defect. Just need proper tools and work method

Viana is 1.16m and above right? Make me worry about other projects in Elmina Garden. The problem is not much ppl from Elmina Garden voice out anything, are they really so happy with their property or they don't use internet?

yes, we do consult other contractor they say due to they wanna make the tile cutting look nice that why alignment will out have to apply 1 more layer water proving to the expose part, but to me i felt that the architect is really doesn't did a good job on this, the house price is not cheap and not all the house having this issue is some house mean this is not as what they say is the design like that and 5 toilet 3 toilet is having this issue.

my current house doesn't have this issue.

that the point the house price is not cheap how can they delivery this kind of quality we not only pay for the land we are paying for all.
we do have our own viana group in whatapps and all of us are actually very disappointed with the quality and service.

there is more defect they found and different different case we can see just we didn't explore it here, i posted here is because i'm really disappointing and regret to buy this house.

Ok, good to know that there is whatapps group to share this information among all, but I think they should have voiced out publicly, which I think u should tell/convince them, 1 person voice out might because of isolated case, the more ppl voice out, the more SDP will care about, post in forum, FB, all social media channels, I don't think got anything to worry by telling the truth.

To me, I don't find many ppl talk about Elmina Garden and it gives an impression that everything is good.

u have 2 years warranty right? if yes, keep complaining and escalate issue until 2 years...if all not in order after 2 years, bring it to the court...i heard there is a case that owner won suit against SDP....cannot find this at the moment.....but need to use and know your right
