haha. anyone familiar with MEX highway bukit jalil to kuchai lama will understand why it's not suppose be free. those really paid it (from putrajaya, serdang) need to jam because of the free short distance

i think chinese food inside Elmina still weak point

anyone actually interested with highrise in city of Elmina vicinity includes denai lam, bukit subang?

it will be really nice view due to very limited highrise and with the nice forest reserve. unfortunately #1 and #2 is too near to HTC. #4 is different product so not much bad points except the very unique layout.

among those four, i believe #3 with real mix development downstairs will be good catch

100% sure no direct access from GCE to KL or from KL. i had study the EIA even before DASH built, later SD claim will be an interchange for Elmina near the denai alam tol then after some times SD remove it at all from masterplan.

the interchange at GCE mainly to/from u10

that not common with highway connection but DASH was planned even before Elmina East start,

1. none from Plus highway will go through GCE to Kota Damansara
2. car from jalan sungai buloh will just use Plus highway or just jalan kuala selangor
3. bukit jelutong or persiaran mokhtar dahari will not purposely use GCE unless crazy congestion at NKV|E shah alam exit
4. at that time, Denai Alam + Bukit Subang consider very low population area

how is the situation of the elmina centre park retention park during the weekend high rainfall?

ops. that look good for elmina. i also just notice that the water from subang dam so the authority did release water during that time.

different time different quality especially when developer priority sustainable or environment matter.

Bukit subang start 2000 and denai alam start 2005, i will said most houses even not paint their outside wall or change roof yet (you wont find this kind quality nowadays, same to USJ)

sometime people ignore the fact of landscape and just look for price per sqf then may end up with this. that is the cheapest in the area

if not mistake, Club house was not in same gated area to ensure you have freedom to not paid something that you are not using, the price will be not so convenient . facilities just likes normal non gng housing area likes elmina valley.

strata concept is to make sure every equally paid for the maintenance and security
