The bank lending rate has dropped to the lowest 2 years ago in the last 30 years, though now picking up a bit.
But the property prices have definitely dropped to the lowest as well in the last 5 years.
Based on these two scenarios, does it mean that now is the best window to purchase property ? or shall I say BBB mode is officially on?

Interest rate increase will change the affordability.

Then you need to factor in the change in government policy.

If it for speculation better wait until the overhang is clear.

By hoard you mean do not sell the existing one do not sell the existing ones? or stockpiling/acquiring more properties?

Liquidity is tightening, bank loan interest rate is on uptrend, overhang has yet to peak, foreclosure case is rising.

just hold cash on hand, unless for own stay. next 1 or 2 years will hv more options n good bargain + good location.

Unless the prefer to live at the outskirt, plenty of choice for landed. Looking at the developer trend in the city, high rise will be it.

Why say so? My thought is, if wait 1 or 2 years, it's gonna be worse since interest rate is on uprising trend, plus no more good location in the city area,
as we are facing scarcity of lands in the prime areas,
and there exists a trend now where city outskirts are being aggressively developed and marketed such as Puncak Alam, Sungai Buloh, Setia Alam and Semenyih.
These areas are not good at all.
In terms of good bargain, there is always one irrespective of the time factor. I can get a good bargain 10 years ago, or 2 years ago, or even now, or even in the future, given that if I do my research throughly.

I dont see how that will relate to the overall market. Yes, low cost apartments will be built.
But that caters for low income segment ppl.
If you are able to afford condos, why not go for them instead of buying low cost apartments?
For own stay, obviously you want your neighborhood to be quality ones, and not facing the issues of neighbours not paying maintenance fees,
destroying,vandalising public properties.
For investment purpose, obviously you want to buy good location, easy to rent out places, and get high yields, which is obviously what low cost apartments cant cater for.
