Even ASB2 can be suspended...

Asb loan about 4% only , bumi investors 99.99% earn money . So good .

Wife 200k , husband 200k. Asb 7% ,After deduct 4% asb loan ,a year enjoy 12k . Profitable smile.gif

Current option ๐Ÿ‘‡ for low risk
- ASNB Bumi 7%
- ASNB Malaysian 6%
- EPF 5-7%
- Mortgage 4-5%
- SSPN 3-4%
- FD 3.0-4.5%
- CASA 1.5%

So we just need to play around with above options...some may have withdrawal limitation eg EPF, SSPN...but some may have tax relief benefits eg EPF, SSPN, PRS...so pandai2 kira and find the best fit with your lifestyle..

Uncle, in paper you are right. In reality house loan is very complicated, too much hidden fees, cannot calculate by plain paper.
If asnb is always higher than house loan, then all people would refinance their house to buy asnb, and settle house loan at once if asnb goes lower than house loan.
Reality is much more complicated than theory.

CASA can be 4.1%.
The only risk for above.. is currency risk, everything in ringgit...

I only know compounding of asx 6% , keep 12years 100k become 200k.
Keep 19years 100k become 300k.

But house loan I tak tau. Perhaps saitong can explain for us ,how much can kutip between house loan vs asx 6%.

Upfront cost for remortgage easily 3-5%...uncertainty on gap in future...if gap negative before lock in period..then kena early settlement penalty if u want to close mortgage..

Yes very complicated...last year I thought of remortgage and invest in ASNB...but calculate after calculate, finally i abort the plan
