Wonder how the 10mins window is categorized.
Using Gogole? Self experience?

Just picking one randomly and not promoting, one project is out of the 10 mins walking window.

(1) Ahteh to MRT gate entrance is about 12 mins.

According to my uncle in Kuching, he did mention that the psf price have already dropped to RM 850/sf when he last visited the developer's sales office there. Haven't really checked it out coz I wasn't too interested in this project's unit layouts.

To the TS, in the case of Sunway Velocity Two's Phase 1, Block A and B is 485 units/block, which totals to 970 units (+/-).

if walking distance to mrt, less than 500m.. rental 3r2b is at least RM2000 for bare unit, RM2500 at least for fully furnished.. Can study the rental impact of LRT KLJ line (Putra Line).. along the line, rental at least RM2500 for bare unit..

For noise, MRT is better.. because more quiet and got noise barrier along residential..

Unlimited monthly pass RAPID MY100. Will surely benefits projects tagging MRT/LRT line the most.
Imagine travelling from Kajang to KL Sentral to and fro daily at a flat rate of RM100 monthly.
No more complain of expensive MRT fare.

Already state within 10min. Not much different for 5min walk n 7 min walk. N very depend on personal preferences. Which I think 10 min, mostly ppl can accept with proper cover walkway. Unfortunately, my listing does not take into consideration for this.

For the southern side of KL, eg Cheras to Kajang, there should be some increases of ridership once project vp, given the number of properties along MRT. But still no idea if the target vol will be met.

20 years ago when kelana jaya lrt line and kesas highway completed... Ppl called it white elephant... The line/highway are so under utilised... But look at today...how many wishes KJ lin is MRT instead of LRT.


MRT is for future and the success is not judged by today ridership but it is ability to spur development along the line, more efficient public transport (and remove more cars from road). Assuming that SBK line has 5% ridership growth per year... In 5 years gov needs to look into build another mrt line already which will take another 7-10years from planning to operational.

For Enesta Kepong buyers?

What do they need to top up for, exactly? Is it for the bridge to that MRT2 station?

Because when I was at one property expo 2 or 3 years back when that project was first announced, there wasn't any mention of a bridge linking to it.
