My family has a house in PJ for rent.
They signed an exclusive letter with an agent for 6mths (now left 4mths).
But the agent still not able to close the deal or bringing potential tenant.
The house is nice and looks new, located at PJ prime area. Rental also very reasonable.
Neighbour units are rented easily, even our furnishing is much more better and at lower rental.

So my family member would like to cancel the exclusive letter and open to all agents.
Is there any method to do this?
Last time i heard from my friend just have to write a letter to the agency.
But i read from the letter may be not that easy to cancel and we have to pay for it.
Please HELP!!

Of course any agreement sign will have termination clause. Penalty of course will have as well for the party that initiate the termination.

Never sign exclusive letter.

Will agent compensate u if they cant secure tenancy within 6mths?

If left only 2 months, maybe just let the periods lapse ba.

This to avoid any claim and/or counter claim.

Oh, my bad.

I still think let it died naturally. Break now, kena sue for compensation. Don’t want to pay, have to proof agent didn’t do work.

Macam never ending arguments.

Hope they can "give face", don't penalty.

Owner should do research bout market n nvr let agent takes advantage

Having said tat if kena tipu then just use the rough way as Wat agent did hoping to sin9 owner

Depend. If you are really confident that it can be rented out within a month, perhaps worth the hassle to fight with the agent to break the agreement.

But if the saving is 1-2 months, I’m not really sure.

But I understand where you come from. Hope whatever decision you make, it works out for you.

Never sign any exclusive agreement... Its biggest mistake done...

Anyhow.. U better let it lapsed... If u terminated it now.. Prepared to pay compensation $$$$..

Usually at best if you want to sell yr property some agents might want exclusisvity.....but then again many agents dont like to deal w each others...eg. if another agent got potential buyer he or she may not want to deal w yr exclusive agent also.


But 1st time i came across exclusive agent for rental property.
