I m landlord. The house (2 storey Semi D) is not big, but it got extra land.
Built in 38 X 20, 4 rooms.
One big room, 3 small rooms

I thought rent whole house, people can help maintain my house... But, I m wrong, seems like spoilt the house...

Now, thinking to let out room by room. Is it better in return? But, the problem is my place have limited car park. It's old designed house, the *tiang* seems to block the place.

Bad
*limited car park
*no kitchen
* got extra land ( grow grass if no take care.. )

GOOD
-NEAR SHOPPING AREA
- NEAR A LOT OF SHOPS
- near industrial area

do more partition then only rent room by room. headache must come with better reward, if not better dont chose headache option

You will earn more by renting out per room VS renting out whole house.
But you need to spend more time and effort also. Managing 4 different tenant VS only deal with 1 tenant.

Then again not all places got demand for room rental. Student, young graduate, intern, etc if got those prospect then can venture in room renting. And you better be staying nearby also. You have to factor in traveling time you take as confirm you will need to be visiting the house more frequently also.

Personally rent by room get more $$
But it comes with more responsibility & headaches too 😎

Before u venture into it.. Do survey if there's demand for rental for rooms..

like that my guess is yr smd also have no bedrooms, only rooms, rite? devil.gif

i think as landlord, you need to invest some money in at least partially furnished your house lah.....

want to save this and that, yet want maximum return, mininum output.....mana boleh macam ini.....

as far as i know, if you want to rent by room or by tenant (some shared room), the rest of the house need to be fairly completed, like having functional kicthen, fridge and washing machine and a lounge set and dining table. Aircond optional depends on who is your targetted tenants. rooms for cars and bikes.

Yes correct. Rent out by room. At least your house need to be fully furnish.
4 different strangers dont know each other staying in the house.
Who gonna buy the fridge, washing machine, sofa, TV, etc?

The common area you need to furnish.
Some even provide ASTRO and wifi subscription under your name as the landlord. Coz as mention, got 4 different strangers and most probably wont be staying together for long, so landlord need to subscribe. This is different if you rent out whole house. That one can leave to the tenant own subscribe.

I believe either way you go there is still the possibility where the irresponsible tenant will exploit what they rent?

I'd go for room by room. More profit with similar risks

"Is it better in return?" - i wanna laugh on this one... sikit sikit extra rental wont be able to compensate your installment.. rent out room by room you have to spend more effort to manage those tenant (rental, behavior, complaint, culture issue, car park, fight).

Let say rent to 4 tenants by room. Wat happen if got cases like rape, theft, death, fight etc etc.

Owner stil happi with the extras???
