If rental could cover loan installment, tenants that qualified for loan would buy instead of rent.

QUOTE(New Klang @ Oct 13 2018, 09:54 AM)
Right location, right purchase price, right tenant, right rental price, right loan package, right agent to find right tenant, right habits of saving and preserving wealth.

Property investment makes you practice right attitude.
Waiting for property crash is fuckstrating.

Where did you buy? Ss22, ss21 or ttdi?

When you are looking to buy, you should not only look for rental income consideration. A bigger potential is the capital appreciation, the increase of value of the property. Buying the right property will help you ensure this and allows you to multiply you potential.

Historically, residential price rise at about inflation rate in the long term. Given many of current price is over inflated, price will remain stagnant for extended periods.

For income tax, Malaysia ada one rule only. It’s under Income Tax Act 1967.

Rental income falls under Income Tax Act, so mana-mana negeri pun sama.

Then depending whether the person is tax resident or not (meaning staying in Malaysia for more than 181 days, then is tax resident).

Kalau tax resident, ada personnel reliefs, tax at scale rate and tax rebates.

If not tax resident, no personal reliefs or tax rebates, and tax at flat rate (think it’s 28%).

Promoters of buy to rent conveniently neglected to mention tax on rental income.

and to be fair... owners here have no problem getting new tenant after less than 1 month empty period to occupy the unit at same rental price at least until now...

If what you claimed is true, subsale price should be higher as no vendor is willing to let go of free money. If isn't, why?

this kind of product will only bought by investors... no own stay buyers will buy studio with intention for own staying... when you subsequent buyer is only investors... all they want is take over at the price that the current rental can cover their installments... unless your studio is classy like verve suites MK la..

If rental could cover loan instalment, why vendor needs to sell or give away free money?

Don't you find it economical irrational for someone to give away free money?

bro... alot of tenants dont think in the same economical sense as you one... i'm working in a job where economical rationale must be implemented all the time...

but the truth is on the ground... alot of thing may seems economical irrational but it maybe rational in term of other factors like emotion, documentation, legal issues and etc... but for sure there is a rational reason behind... i wont say these kind of things if i didn't get in touch on the ground level or seeing by my own eyes....

The herd is blinded by greed, mostly economical irrational.

pai seh.... haha
sis... ya.... but then to say tenants blinded by greed also doesnt make any sense currently because they consider overpay for other ppl's prop which they can actually buy for themselves... especially its proven fast occupancy and short untenanted period... and to be fair... mostly are local tenants somemore... just like studio unit in utropolis glenmarie... also renting at around 1500 per mth as well... but subsales i doubt will have much excited transactions...

Tenants likely short term or subprime.
