To share any property in current market that the rental income can cover the loan installment or at least can cover the interest (> 70% of monthly installment)

these days, don't have. after deduct off everything, lose money. except maybe those rumawip can. cool2.gif

that is the big problem with maresia popoti these days. valuation all up but due to oversupply, rental cannot catch up.

Unavoidable inflation tat ll push the value of certain products of prop regardless the speed and ll eventually raise the bar of rental whereas loan repayment is fixed apart fr the slight changes in interest part. (would it be at above 10% like 80s?)

Selection of product is vely important fr time to time. Value of prop even if appreciate parallel with inflation rate, the rental is a gross income otw its not taxed. Treat rental game as a biz. U make moolah u pay tax. Taxes ll make sure u can fly higher. Maybe at least to me.

Some ppl like to hoot stock market or speculate forex just like recent gamuda scenario. Gd n bad. Cashi is king. Its an art to generate cashi as well as preserving it.

Any project 300K to 1M , if buyer buy undercon, none of the launchings after yr2014 and VP year 2017/18 is making positive cashflow for 90% loan buyer if rent permanently , unless really throw in cash to fully furnished it or special case like partition rooms or its rumawip/ affordable homes category , try refer to MS southville for one of the worst ROI VP product in Klang valley this year

Option A:
The more you need to manage the property, the better the rental yield such as:
1. Airbnb / Homestay
2. Rent out per room / per head

But you also need to waste more time and effort to get this high return.


Option B:

Apart from that, RUMAHWIP / PPA1M / RUMAH SELANGORKU all those affordable housing project generally give you high rental yield vs the buying price for those property. Same like low cost flats.

Example just simply search pandanmas, rental cheapest also 1300 for basic unit. Bought at 300k. Loan amount 270k. With that rental, is 100% cover your loan installment.

Example just simple search PPA1M, rental 1000 for smallest size 1000sqft unit basic condition. Bought at 150k. No need calculate, is a confirm positive cash flow investment.

But ask yourself first, is it morally correct to exploit those type of property as an investment tool? Those house is cater for the needy to stay.

Option C:

Aim at below value lelong property, new completed property but you can buy at below 4-5 years ago launching price. 20% to 30% below subsale pricing.

Here a real case example,
Won auction bid final price at 420k. 10xxsqft Mirage By The Lake, Cyberjaya. Launching price was 6xxK. If S&P price even higher.
Use 20k do fully furnish.
Successfully rent out at 2200.
Calculate 90% loan, monthly installment is at 1800.

But auction is not for newbie. Need to have big resources of cash. Need to weigh your risk.

Hmmmm.... I do not own any props in your mentioned locations.. and my most recent purchases won't be ready till next year.
At the moment I have . 2 Australian 1American 3 British and 1 German tenants. The local tenants are renting commercial props la. For residential props all surplus cash flow. But of course. Only 1 is 90% loan la. 2 at 80% and the rest 70% and below. To focus on expat is more to furnishing and concept than location. ( that is my opinion and experience la) and I do not go overboard on furnishing my units either. But my calculations for budgeting for reno is that I should cover what I spent on reno with 1 year or just over 1 year rental. And after the tenant leaves I only use minimal cost to get the unit up to scratch for the new tenant. But involves alot of DIY work.
