Hi guys,

Can you guys recommend me good shoplot around PJ and KL areas? My requirements are

1. A lot of parking lot for visitors (like plaza Arkadia)
2. Easy and convenient to access
3. Prime location

My budget is 2m to 3.5m

a lot of shoplot in strand KD seems to be doing badly, so don't know why carentan recommend this. in fact strand KD is the worst performing shoplot in KD. I remember five years ago at least the ground floor level had a few restaurants and bars open, now it's all empty. is it because the price is cheap? in fact many areas in kl i can see shoplot not doing well (a lot of for rent signs). how much is an old shoplot in TTDI or SS2 now?

With 3.5m u can get a vely decent factory liao

Dun play shop for now unless can hold

Oso dun forget to get the actual maintenance fee n sinking fund of the unit u r targeting. Certain concepts at certain areas just won't work.

from my observation, all those eco eco this and that, are not good investment. they are priced up as a lifestyle product for that fancy feel good factor. you would have to really hold on to it for a long period to get (if any) decent returns.

Donutes doing quite good, I went there 3 times.

Other shops are furniture kind of shop, can't they attract some quality tenants like coffeebean starbucks?

take your first eg: 1.6m, i can buy 4 unit resi at damanasara perdana, each tenant 1.2k, also get 4.8k p.m liao. i thought fact rent is higher. so can explain to me why fact is beta? this is genuine question for self study hor... don't hantam me arh. cool2.gif kamsia kamsia

Boss siudai is a lazy worm. Resi needs some effort to furnish or to follow up some repair jobs. Commi or fac most of the time much easier. Sometimes I din even bother to attend during change of tenant. Just via phone n email as record ll do.

But hor nowadays commi hard to play. Just keep the old wan n performing wan ll do.

Fac I can stil see some gd response at gd locs. Dun simply buy. Must 6c6c6c6c then onli buy at gd price.

Btw nothin to learn fr siudai. Cos if got gd wan it ll not b published here. Honest statement lai de. 😬😬😬

Siudai alwiz think tat right product at right loc ll surely do well. Of cos after decades sure got 1 or 2 toxic asset wan. Eg. Shop which is vely hard to rent at gd price. Or land tat din appreciate as much as expected.

But in long run if 85% r doin well then oledi amithaba liao gua.

Timing oso important to me. During gst era siudai only sat sideline 6 song 6 song nia. Din buy commi or fac. But siudai hoot sthg else which I think doin quite OK to me. So reckon somehow macam mimic wb a bit. When ppl rush to tis product, siudai siam to sthg else. When ppl chasing the sthg else then siudai back to the previously hot product but digging a bit harder to strike the dead chic.

boss was asking about factory... i thought - resi easiest to get tenant but not long term, shoplot either more diff to get tenant (in general la) or if alwiz got tenant price is skyhigh.. but if get , longer term, and factory is the highest yield but may be left empty for long if wrong location. in short, my impression was factory is the highest risk type of asset. anyway... this my unexperienced impression only.. so just ask lor. in fact a lot of my "mentors" advise me buy factory veli good.

ya your strategy is good strategy, don't folllow blindly.

is ok wan, nobody will say u bad hearted as long u never brag about it ok liao biggrin.gif
