Siudai alwiz think tat right product at right loc ll surely do well. Of cos after decades sure got 1 or 2 toxic asset wan. Eg. Shop which is vely hard to rent at gd price. Or land tat din appreciate as much as expected.
But in long run if 85% r doin well then oledi amithaba liao gua.
Timing oso important to me. During gst era siudai only sat sideline 6 song 6 song nia. Din buy commi or fac. But siudai hoot sthg else which I think doin quite OK to me. So reckon somehow macam mimic wb a bit. When ppl rush to tis product, siudai siam to sthg else. When ppl chasing the sthg else then siudai back to the previously hot product but digging a bit harder to strike the dead chic.

boss was asking about factory... i thought - resi easiest to get tenant but not long term, shoplot either more diff to get tenant (in general la) or if alwiz got tenant price is skyhigh.. but if get , longer term, and factory is the highest yield but may be left empty for long if wrong location. in short, my impression was factory is the highest risk type of asset. anyway... this my unexperienced impression only.. so just ask lor. in fact a lot of my "mentors" advise me buy factory veli good.
