 FIRST TIME home buyer looking for recommendation

Hey all,

Worked abit for the past few years and managed to save up for a property and foresee a huge change in life in the coming months or years.

Have been looking through and even trying out the Rumah Selangorku program but to no avail; they basically take forever or it's gone before it reaches my name.

So I've turn to the internet again for more choices but comes with more dilemma

My checklist is quite simple,

-Condominium with facilities like swimming pool, gym , etc.
-Nearby commercial area; eateries, hardware shops and such
-Not congested area, atleast for the first few years?
-First time homebuyer programme, if available
-Nearby *walkable* LRT station is a good addition

Would be awesome if you can give me some pointers

whats your budget and desired size and desired location (where you are working or lepak the most) will be more helpful....

A little new on the loan repayment side, but i'm looking at not more than RM1750 to RM2k everymonth. So that would make my budget around RM300k?
Size wise 3 beds and 2 baths?

Location would be somewhere as i said, not packed for atleast the next few years. Looking at Kota Kemuning / Rimbayu area. Setia Alam isn't really that hopeful anymore : /

can be up to 500k budget... i think you just go amverton sales gallery and ask for their condo's pricing will do... but dont expect any public transport within walking distance... there are reason why public transportation like lrt/mrt are built... its because those locations are jam beyond normal level....

im prefer looking for new project with more discount. it can save 10% deposit. Some developer can give more than 10% so once the project completed, we can get cash back and able to make up the house before move in.
i had experience get more than 13% discount. the 10% is deposit and 3% balance used for built my kitchen once i get VP hehehhe.

but if u are looking for sub-sale please let me know, i can recommend a good lawyer and able to give free advice

Is it possible that a place is not congested when it have commercial areas and LRT/MRT within walking distance?

You are contradicting ur requirements.
No LRT in Kota Kemuning/Rimbayu areA

possible... when the commercial areas are all dead... lol... no jam means no traffic (at least in msia context)....

Yeah agree with. No traffic means there's no people. No people, then the place is not that good to stay.
