Hi all, I need some help, I got an email from the developer stating that i got the house but there are some documents that i need to furnish them.
1) Does your developer require original doc or scanned copy is enough?
2) I've been told to calculate my DSCR but not sure on how they want it to be done.
One of the forms I've been given is a simple form from LPHS (nowhere stating that they need supporting docs or verification).
Another form that I've gotten, well, more like a checklist, they require the below, so does that mean I need to get a bank to verify that?
Also, need clarification on how they want credit card commitment to be calculated in DSCR. Assuming that I spend RM1k on credit card per month, is it:
A: Since I pay on time. Hence no interest owed to the bank. Thereby credit card commitment is zero.
OR
B: Take average monthly credit card outstanding multiply by 18% credit card charges if late payment (although i always pay exact amount due on time). So it'll be RM1000X18%=RM180
C: Take total outstanding amount and multiply with 18% credit card charges. So if RM2000 outstanding then the CC commitment fee will be RM360; if no outstanding at all, then the commitment fee will be zero
