Hi all, I am looking to buy my first house for own stay.

Type: Condominium (No serviced apartment etc)
Land Title must be Residential
No commercial shops below
Area: Cheras
Budget: 600k
Preferred Completion Year: 2016-2018

Not more than 30 stories.
Min. 1,000 sqft
2 Car Parks
Min 3R2B
With balcony

MRT is optional.


Can recommend any condominium that fit my budget?

PJ maybe lousai area like damansara damai can find at this price point for this age and size.

Well, need to make up your mind is PJ or Cheras as both area is not exactly nearby each other.

Anyway for Cheras, definitely can get freehold property and good to hunt in the lelong market.
Newly completed condo fall straight into lelong. Brand new virgin condition house, owner didnt even do anything yet. In case anyone start to comment lelong is risky as dont know inside condition, etc.

Here some recommendation in cheras. You can compare price VS launching price of the project:

Apart from 9ine Residence, can scout also Green Residence or YouCity. All also will have lelong units from time to time.

Thanks for your recommendations, will definitely look up on that.

I am looking into PJ or Cheras because thinking only these two areas will have condo within my budget. However, my priority goes to Cheras.

If you can push completion date to 2019-2020

Then you have plenty of option given your budget.

Some of them are serviced apartments, I am looking into only condominium. Land title must be residential.

Wise decision and choice there going for sub-sale properties. Besides, if you know how to bargain, you can actually end up getting a great price, especially from those who are desperate to dispose of quickly.

No sane developers will build resi title landed in built up areas anymore.

There are only handful of resi land title condo that i am aware of. Anggun resi at dang wangi and setia sky resi near kampung baru. I think wotp also resi title.

Yes, which normally amounts to your down payment + an extra 10% to be save and not run short during the conveyancing.

I have found a few myself. Cloud tree, WOTP, Damai Hillpark etc.. A handful means still have in the market, only limited choice, which is good. filter and narrow down the search. easier to decide.

Have a look at Sky Vista and Villa Vista, freehold and residential title. My personal favorite is Sky Vista, the view is simply sublime.

Recently bought another subsale property. extra costs including MOT work up to be about 5+% and some of it can be financed into the loan like bank legal fees and mrta. either way adding everything up won't even hit 8%.

still cheaper than serving interest for 3-4 years, MOT and paying rental.

If the buying price before launch & price after VP is roughly the same, sub-sale is the way to go.

Given current market sentiment, subsale is having slight advantage over the other.
