If you're okay with the design of renovated unit then just get that instead. Or you can renovate the unrenovated unit within the budget you can afford. It'll take time for sure but at least it's done within your own taste and favour

Furnishing can cost you about 30k at the very least for a 2 bedroom unit that's brand new and unfrunished.
And even more than that if you plan to turn it into an Airbnb. The burden can be quite significant, so if you're not prepared to come out with something close to that, I would suggest taking the reno and furnishing provided with the better unit even though you will end up paying back more over the time frame. Of course it is truly dependant on your individual circumstances and financial situation but for ease of getting your new unit up and ready for rental. But if the unit is in quite a bad state and there is need for tiling works and all sorts of other repairs, it might be better. In this situation though a do feel that 70k is quite a lot more and unless you're very comfortable, having 50k even to do the reno yourself is a hefty amount. If you can still make a good yield on the property to cover the loan though, I see no issue in taking on the renovated fully furnished unit. Saves you a lot of time and a lot of trouble. |

If what u mentioned is that u have cash problem while your selection is base on the following:-
Renovated - Cost RM 70k more which can be park under your loan Bare Unit - Cost RM 70k less which you need to fork out cash in hand to do reno/ID Ofcos go for Renovated if no cash in hand to do any reno work or DIY work. Because that amount incurred into your loan you will not get hurt so much...ofcos in long run you will be paying more than the selling price. But that's the world it is today..cant pay full..pay loan installment monthly then slowly work your way to get more money in future. |
