Guys can share each facing pro and cons kah?? I would have choose facing east, due to sun orientation, but must be higher floor then amaya else you got block view. If choose facing Laville will it be better??
*
High floor is good since only 1k per floor increment
Car park allocated level also lower

Mortgage repayment about RM1,800 monthly assuming smallest unit, lowest floor, 90% loan, 35 years. Rental should be able to breakeven, worst case top up a bit maintenance fees
*
Haha 2beds can get rm1800 ?
LOL
Over optimistic

Mind to share what's so attractive about this project? Thanks
*
Not that attractive actually. Just little better than other projects...
Nothing to shout about. Where got good projects nowadays...
Everyone thinking still bull run period meh
Only those prop bulu are real "investor" know how to earn 5m 10m in one prop class. The rest just depend whether you ride on good timing or not. Nothing to showoff.. haha. But I found still not many agents here lar because PV only allow internal staff to sell.

Same logic, pv how to compare with sunway, sdb, lavile, boustead, binastra, etc?
*
Haha at same location I would say those developer projects also will get similar or just littler higher in rental. Also don't over huha on other developer developments. End up pv still higher rental yields overall

Geez why are there still slumlords around. I really hope legislation and fines ramps up to stop these levels of illegal occupancy.

In fact, I hope that due to this pandemic stronger ground rules are laid down on KYC in an apartment block.
*
This has been in rental market many yrs not only in high rise but also landed terraces. Through legal ways to stop this smtg impossible in Bolehland. You can try burn 🔥all the house

Mira is only 1 block?
*
This project not suit your requirements.
No balcony except largest unit over your budget. Not really suitable for growth families. More to youngsters, couples own stay choice and investment type

can a new JMB takeover and suggest a lower fees?
*
Can. It happened before in other condos..
Anyway think of nexus, no worries for this mirror.
Great is this mirror launch at this pandemic period and drag very long help to clear off many investors flippers

Not that long.

4-5 years to go, road, walkway should improve
*
Conclusion no covered walkway and link bridge at the moment
Side gate should provided to be Frank, it helps a lot in accessibility, that's not a big cost to a development, help to pass the message to top management. TQ

There's an empty plot of land beside Amaya, anyone knows if there's any future development planned for that or who's the land owner? Could potentially block up the view of the currently unblocked view for Mira though
*
It could be bought by Sunway next time to expand its velocity township. Anyway just take it the view being blocked. Choose high floor if possible if die die wanna view. Else choose low floor facing lavile , amaya facilities. Just take this mirror as 4th tower of Lavile.
What you paid what you get. Else you gonna pay like SV or lavile cost. More pity to lavile gonna pay high for blocking view and other projects with high cost but cemetery view.

I think secondary characteristics beyond location start to really matter in an oversupplied market. This remains to be seen. Ie. layout, view, furnishings.

Arguably, if your unit isn't as attractive as the competition then you'd be forced to reduce your rent till it's taken up.

When it's a buyer/ tenant market, they will become more picky.
*
So those projects at poor location even worse. Some still with cemetery views, nearby religion building sounds/noise, bad accessibility, near to nowhere, etc

Good location still got buffer to compete in rental market

Agreed. As this Mira is where the investors flock, more than 50% will be available for rent when VP? When all others are constant within the same building, character like the floor, view, id, unit number will be the important criteria for renters, of course with variable rental rate. Only time will tell. May the best win.
*
How can investors flock when you already feel it is not investable.
self-contradictory LOL

I didn't say it is not investible. Instead, it is one of properties that tick most of investors boxes today. If I am in the market, I might grab one too but commited to a purchase recently for own stay. What I meant was with a lot of investors, be prepared to have your USP to rent it out fast, whether it is a nicely done ID or the attractive rental price itself.
*
Well said. Thanks your advice

PV Mira is the best property you can buy right now.

I heard Lavile got Bulk Purchase deal, buying at 25% rebate. Still way way more more expensive than Mira.

Mira for the win.
*
Don't dare to say it as best property. But many people already quoted it as best buy in 2019 2020 before official launch to public in 2021. Just refer back to pg23 and so on. Unfortunately many of them out of patience to wait for its launching, and shifted to other projects. . Location wise no need to argue too, just flip through every pages in this thread. LOL. 4walls 3walls also no need to argue, just refer to those so called Bbb projects floor layout, bangsar South, titiwangsa, etc. LOL
