It depends if it is Maxvalue or Maxvalue Prime. Maxvalue prime is similar to the one in Sunway Velo, while Maxvalue is similar to the one in Mahkota Cheras currently. AEON Big (used to be called Carrefour) is the one similar to that in Bandar Tun Hussein Onn.

There is no direct highway connecting Semenyih and Nilai, either only can use LEKAS- Pajam trunk road, or Bangi trunk road - NSE, not that convenient actually.

If based on the original land title, both SEH 2 and and EcoMajestic are under mukim Beranang, not Semenyih.. After the land title changed to residential title, then you know lah.. brows.gif brows.gif

By the way, EcoForest original land title also in mukim Beranang too..

One hour is normal travelling time.. Unless one stay very near to city center, else come out from city center also 30 minutes already..

SEH 2 > lekas (RM 1.30) > silk (No toll) > Ekve (Pending on rate) > Suke (Pending on rate, if dun like toll, can take Jalan Ampang instead) > AKLEH (RM 2.50) > KLCC

EF 20 x 65 unit if not mistaken is 100k more expensive than SEH 2 unit, although EF is located in an inferior location - very less commercial amenities, near to HTC and cemetery as well as no direct connecting road to highway.. That's why compensated with bigger buildup. Give and take.

I use back my example:

Scenario 1: Pre-Help2Own

Unit cost: RM 800,000
5% down payment: RM 40,000
1% introducer fee: RM 8,000
5% discount from developer:RM 40,000
90% bank loan: RM 720,000

Net paid by purchaser (exclude interest): RM 40,000 - RM 8,000 (assume introducer is family member) + RM 720,000 = RM 752,000


Scenario 2: Post-Help2Own

Unit cost: RM 850,000 (developer jack up RM 50,000)
1% down payment: RM 8,500
9% discount from developer:RM 76,500
90% bank loan: RM 765,000

Net paid by purchaser (exclude interest): RM 8,500 + RM 765,000 = RM 773,500

Attractive?? devil.gif devil.gif Developer always want buyer to pay very little upfront and loan to the max, which after converted to installment is a smaller amount. Then developer will face problem, higher loan rejection rate..
