Depends.

If the developer is also contractor then they dun need to tender the work to 3rd party

However if the developer doesnt have contractor arm they will tender the work out.

Yup, lots of hiccups.
Pipping, roof, built quality, tiles uneven, doors, water tanks.......you name it.

Whenever complained about anything, man con will pushed it back to buyer.

It's abit short for a terrace, but with build up 14xxsf and 5xxk price, will suit for those prefer landed then condo.

They must keep the price lower then Rimbayu / Gamuda and others township development that selling 7-800k+ nearby. If not how to fight.

cheap cheap for a landed only cost 500k, some more easily access to subang/sunway

But 57 is indeed quite short lol

20 feet wide car porch, park 2 car side by side no problem.

Rm5xxk freehold at kota kemuning. Better then buying condo.

since the kitchen is fully extended, is it possible to make the upper part of the kitchen as a mini balcony?

108 Terraces will share same entrance with KG3 .This neighborhood (KG3) not really safe, and the developer is reluctant to install a proper security guard. After so many times meeting, the boom gate and cctv not up yet.

currently renting in kemuning greenhills 3 (KG3).
-security is very lousy..no gate..no cctv..just guard post to wayang
-security sometimes do rounds but not sure got schedule or not..seems like no
-today morning got one house broken in by gangster..using machete..police came.

-house itself quality at low side.
- broken main entrance door knob. - inside spring went faulty..maintenance guy said its normal for this neighboorhood
- broken main entrance sliding door - frame loose. glass now falling to its rail.
- kitchen floor not even
- heavy rain, rain can enter through back door..surprise pool at kitchen floor
- m/bedroom toilet clog by cement
- m/bedroom toilet pipe (inside plaster ceiling) have leakage
- two spots of water leakage from roof
- roof wood (the frame at front and back) tear off abit by its own
- inside paint already worn off - can see cement color - crazy. house just finished build on 2017

other than that, its all ok. calm neighbors. most of them looks educated and drive nice ride. playground are quite big..huge space for toddlers to run around.

The machete part was scary though,

but they must have entered via the current guard house or from 108 Terraces construction side right?

how about claiming warranty with developer? Takes long time?
