As we know landed properties are safe investments as land is limited.

High rise are unsafe as developer can build thousands of condos on a small plot.

Therefore landed properties for auction are limited and well absorbed.

I am waiting for lelong landed but the choices are not my liking.

If you have info on landed auction, please share here.

Purpose of the thread? Why dont just use the existing threas for auction properties?

Usually people will share the best deals there.

Landed property also got good deal. Is whether you want or dont want only.
Coz NEW and CHEAP landed property only available at ULU PLACES. Many worth to buy for own stay deal actually. But for investment, of course you need holding power.

Such as:
Bandar Tasik Puteri (Garden Heights / Acacia Park)
Rawang (Glomac Saujana)
Semenyih
Puncak Alam (MKH Hillpark)


Higher end landed props also can get goo deal. Such as Cyberjaya, EcoMajestic and in Sutera Damansara. Not as frequent lelong here as the above example, but yes is available.

i dont agree "landed properties are safe investments"
it could become disaster if not able to rent out/sell, when financial issue come in, force to auction with a lost.

if the condos sitting on a good location (near by LRT/MRT, Shopping Mall , Office and Financial Hub)
not a problem to rent out/sell as demand is high, even you have financial issue, as long as it coverable, it safer.

Yes absolutely agree with this statement. I got a friend own 2 landed properties: 1 in Puncak Alam, 1 in Sendayan.
He wanted to cut loss one of the house also no buyer. Coz rental yield negative alot. Not able to hold. And not able to sell as well.
So kesian him. I got advice him if really cannot hold anymore, need to default loan repayment and the house will kena lelong. No choice. In future not able to take any financial loan anymore forever.

Foreclosure on one property may cause a cross default. Bank has the right to recall loan on second property.

Landed is really really hard to rent out, even successfully rent out, mostly can't cover your loan installment too.

For condo, it is like a defensive product for me, and i feel safer.

Just pay that 10% downpayment, let tenant pay the installment for you.
most of the case it wont be able to cover the monthly installment, but it can start offset your loan principle. (example 1.3k rental, 1.5k loan instalment, rm500 goes principle, rm800 goes interest, you pay 200 extra and others fees)

buy landed only if we have extra ordinately strong holding power.
if have moderate holding power only, get a condo zai better.
