Mana lu dapat that figure bro? how sure are you? And where is it? Even flat also more cars/motorbikes than the units itself

Property boom here boom there, heard this since 10 years ago. Now still building and price still go crazier every month. Only lesser units are being built.

Still can rent to foreigners. Not too dependent on locals. Foreigners still can help pay instalment
*
Depends which sort of foreigner you're talking about. If you're talking about bangla, they're the worst. Lowball you kawkaw to buy your property, then they rent to their own people to make a hell lot of profits.

Best rent to agents, less hassle. but kena ulang balik jaga2 lah

palmyra residence.. 440k +
im actualy looking place for investment but i have doubt bangi is a good place to invest..
last time buying without thinking

just found out my friend bought kl traders gombak around that price also
*
So you bought to flip or own stay? Bangi development still got long way to go or it'll never grow in near future. As that area is mostly Bumi, if you're Bumi and bought to live there then it should be fine, you out can get what you need like foods easily. Else different story sweat.gif

Never buy Northern part.

And Bangi is full of rich hidden Malay elites brows.gif

Hmm... interesting. I'm surprised that Seremban folks didn't complain about their houses being bought up by the KLlites. hmm.gif

Come to think of it, I remember there is a Matrix Concepts booth at the MidValley iproperty expo earlier this year and their staff approached us to promote some GnG at Nilai or Seremban, saying its 30km - 40km away from the city and its a tolerable travelling distance. Turned it down on the spot as I'm not willing to live that far away from the city. laugh.gif
*
What to complain lol. Developers build and even marketed it to KL lang with those distances of how near those properties are to KL/Cheras and whatever highway direct access haha

Way beyond 40km for Matrix I think. Been to one of the Matrix housing area, was back in 2016. Can see a lot of lands were cleared for more developments. Macam head-to-head competing with IJM S2

totally agree.. never understand the hype about pavillion BJ.... lol... pavillion KL surrounded by offices and plenty of job opportunities... tambah tourists and hotels... BJ ada apa... stadium? and more than 10k units of condo... lol
it will still ong one... but among all the ong-ness... sure gt alot of lelong come out... because rental koyak... too competitive...
*
I never expected that BJ would be a land for high-end condos lol. The only booming point of BJ is like actually just "premium" condos selling at those ridiculous price tags

If Airbnb is a solution to idling condo, foreclosure sales should be stagnant or reducing.

Unless there is a shortage of rooms in the area, Airbnb rate need to be cheap to be fully booked. Whether could cover loan, maintenance, commission and worth while need to ask.
*
Not a solution lah jiejie icy

Out of hundreds, maybe I only saw one that is doing such great business with all of his properties.

he hire a property manager to manage his AirBnb right?

for regular owner, we prefer to have 1 years agreement for long tenure tanent, hassle free as only need to handle 1 client.
*
Nope fully managed by himself and his wife.

True lah. But if one can do the way he does it actually earns more than renting monthly. I think he does it as a hobby also lol, cause that fella got almost 10 properties for Airbnb

The extra he earns is his salary lor. There is no free lunch. This type of work no weekend no holiday one oh...

No lah. He's an architect what. This side income is hobby and probably peanut to him only. If the monthly rental can cover his maintenance and repayments also earned ady lah

if tolls abolished... u will see more jam than now lol  laugh.gif  laugh.gif
*
But theres only one way to go to city centre from kajang there isnt it? if so then toll or no toll doesnt make any difference also haha

If they can't abolish them then at least lower the price and remain stagnant until they can abolish. Not too much to ask for right laugh.gif

Can that be considered as a bungalow? blink.gif

I thought that's more of a single-storey detached house. Always thought that a bungalow have to be around 2 or 3 stories or more. hmm.gif
*
In Malaysia, be it one storey or 2 storey, its a bungalow as long as its on its own land without sticking with another property haha

ada few ways one after all the EKVE SUKE sekalian siap... and if they dont collect toll... otherwise... u have to go through all the town roads thru sg long mahkota cheras mrr2 ampang then KLCC  laugh.gif  laugh.gif
*
You mean the sort of rural area and come out from cuepecs there?

Impossible won't charge. Now already 3 something one way. If SUKE is built confirm 5 bucks one way lol

Now calculate everyday commute the same road, assuming it's 10 bucks back and forth for SUKE linking with other tolls, one year also paying thousands doh.gif
