Hi,
I am totally noob in properties. Some PKNS guy show up at my flat telling us we need to do same grant strata for name transfer. Despite the loan already finish pay but the grant still under PKNS name. I thought is under my dad name. How should i do this, what document i should prepare and around how much i have to pay and what type of lawyer to consult? And a dumb question, my dad need to be present right despite going to change to my name? Thanks.

where PKNS flat r u refer?
now PKNS is helping to change strata from PKNS to residents. Lawyer appointed by them and cost around 1.5k++ depends ur house price

It is a flat. Price around 30k only last time when my dad bought it. Still need 1.5k? Will lawyer outside cheaper?

better use the same lawyer as pkns is price not much different

some lawyer not familiar with the process.

i have encounter some lawyer not experience in gomen loan until the process drag so long...

is 1.5k just the legal alone or included stamp duty? please clarify.

you cant get any cheaper than 1.5k legal fee by the way. just beware of those fly by night lawyers.

try to liaise 1st with them..from my experience they give us to pay installment

How can ppl here can confirn if your lawyer can accept credit card.

If everything else fails there is always tai yee long.

Dude, i am dead serious... I never use any lawyer for my entire life. Anyway thanks for the rest who replied. Will ask them this coming Saturday when they come over.

I dunno about pkns flat and the privileage, but beside legal fee there will be stamp duty as well.

My father also own a low cost flat (obviously not like pkns) and we paid some money to a guy to organise title transfer but bcos land authority only do transfer if the entire block of owners also paid up....until now the whole case is still ding dong here and there even we have money to pay up.

Another thing, your written english is quite good, i wonder if you have a proper income and career

No lah...i meant to be compliment on yr english and thought you have bren working for few years already.

With the level of yr english i assumed u have secured a good pay job but you wrote that u have problem w 1.5k. This arose my curiousity.

And spent too much lately.. haha. Those lawyer whos represent PKNS confirmed that can pay by installment or credit card. And 300 rebate if pay all at once. Legal and duty fees add up around 1350 to 1650 depend on situation, excluding the rebates. Forgot to ask how to get back the rebate.

Price was @ rm1.8k including deed of gift, direct pkns to my name instead of my father (rm300 will be rebated). If transfer name from pkns to my father only is around 1.1k. is it somewhere around this? Pay with credit card and duty stamp include d
