 Duta Ria Condominium, Yay or Nay?

Good morning everyone, due to my nature of work I'm looking to purchase my first property near to the KL Court complex.

After surveying around that area I found that Duta Ria fits my budget well and the location is acceptable. (I'm currently staying in Prima Duta)

My only concern is the age of the building, which was built in 1995. However, I've seen a few units there and I would say the maintenance there is acceptable with most of the facilities are still functioning.

Maintenance fee with sinking fund is RM0.30 per sq/ft but since the units there are all at least 1300sq/ft, you are looking at RM300-RM400 per month just for the maintenance fee.

I would appreciate anyone who has experience on that condo to share your thoughts and alternative selections.

I'm also considering Sri Putramas 1 (built in 2004), however reviews online said the building has some defect during the early days such as cracks and defective window ledge.

Its a nice place with a "big park" which I don't think nowadays any Condo can provide.

Since u're living at Prima Duta, I think both condo price is almost the same and Prima Duta is slightly newer than Duta Ria.

Have u consider Menara Duta?

Menara Duta 1 is out of my reach while Menara Duta 2 is not well maintained, I've seen a unit there.

lelong market can't even see the inside condition. Remember the news of someone bought a lelong property in Mont Kiara and when he went to clean the house, got dead body in the fridge!
