 How much I need to ready upon collect keys?

Hi sifu,

My new apartment is going ready by next CNY, may I know details of how much I'm need to ready to pay upon collecting keys from developer, thanks.

you have to pay quit rent, assessment, tnb deposit, syabas deposit, security fees and etc.

it depends on your property title. just prepare around 1.5k~2k. TNB itself is RM500.

May I know around figures? Apartments was RM150k ++

Quit rent is?
Assessment is?
Any payments to Govts?

I see, is that pay one time lump sum to developer?
Or need visit every departments ourselves?

just wait for their final invoice, they will send it along with notice of delivery of vacant possession.

it will be called disbursement invoice

obviously those commented above never took keys before.

u need to pay for fire insurance, maintance fee and sinking fund in advance, deposit for access cards and others as missed out from above.

Of course if you have late interest to developer, u MUST CLEAR ALL!

Is that Disbursement Invoive will be mail when VP ready? or key is ready for collection?

Fire insurance? but my loan got covered with MRTA, still need pay to developer?
Maintenance fee was mentioned 4 months inside SPA, but I'm no ideas with sinking fund and deposit for access cards.
Also, what's is the late interest to developer? Mind to clarify detail/example?

I'm paid bank on-time and so with my banker to developer
(In facts Developer was owned me almost 5 years of 10% LAD)

Fire insurance and MRTA is 2 different thing.
Fire insurance is covered your house. In case of fire. Need to renew yearly. Check with the management how much.
MRTA is covered you, yourself in case anything happen to you.
