rental house and outlet maintenance fees, owner and tenant responsibility

greeting forumers, i want ask a question regarding maintenance fees issue let say i am the owner and rent out a house or shop outlet to a tenant, as owner how much or until what certain extend do i have to be responsible to cover some cost of maintenance fee for example tenant mention some error like a lamps suddenly not working or door lock damage and as a tenant how much or the rights to claim from the owner also is there any legal standard for this matter ? thanks in advance

This one is quite good, my previous landlord did this clause and personally I think it's efficient. But if you see some minor one just fix for tenant then he also happy

for me, i will put down in tenancy clause that those wear and tear repair cost shall be under tenant responsible and to be in working condition when tenancy ends. Tenant will be liable to all cost for repair if faulty item found it unit and deductible from any deposit before refund to made accordingly
