 Elegan townhouse in Puchong

I’ve come across this project in Puchong, townhouse in puchong Putra Perdana. Not much info can be found online. I wonder anyone heard about this? I’m looking to get my first house for own stay. Any review on this project?

Bread and butter are landed or condo/apartmens

Townhouse is an hybrid product of the two traditionals.

When come to decision to buy a property, ppl will think of either landed or condo. Townhouse rarely will be in the top list.

You say townhouse worth the money or not?

The worse part of townhouse is tandem parking.

Price point is good, for a 1500sf condo built up in puchong you might need around 600k, but for this townhouse only from Rm 420k onwards !!!

Went there and look for the house, show room really awesome and stunning, but for the house itself will be like empty only when u buy it. (Command la weii), so if you got money for reno it will be good for it.

Location a bit far, but if you look for that area should be ok, if you ask me townhouse or condo, i will just say townhouse got townhouse good, condo got condo good hahaha

Condo:
BAD : PRICE U get same as townhouse but townhouse is landed weiii.
BAD: YOU HAVE TO PUTAR SO MANY FOR THE parking.
BAD: PAY FOR the facilities you might no use . new condo now RM0.35 PER SF weiiii, standard jo

Good; Many Facilities, SWIMING POOL AND ETC ?
GOOD: you can choose you location. (NOW WHERE also ada condo weiii )
Good: just take lift go down got convenient store. LOL

Townhouse
BAD: Carpark not enough
BAD: 1 HOUSE share with other ( but this new townhouse concept really different worrr)
Good: landed, better then condo even condo is freehold ? lolz
Good: reach home just go in to house. Condo have to putar putar at carpark then take lift lolz.

But for this project is leasehold, But nowadays who care la weii, and i check online, there have 2 option for renew :

1)  Pay RM 1,000
Pay a mere RM1,000 for the extension of the lease. This is provided with the owner of the property does not re-sell it to profiteer. However, you are allowed to transfer the property to family members. The State Authorities will lodge in a Registrar Caveat on the property to prevent the owner from disposing the property under this option. (Mean can't sell to third party la, but can for cucu cicit) OR

2) Pay the Full Rate of Premium (Can sell to third party)
Pay the full rate of premium for the lease extension. With this option, the owner can then dispose of the property immediately after obtaining the new title. Currently, the Selangor State Government is giving 30% rebate on the rate of premium under this option.
Bear in mind that under Option 1, after the new title has come out, the owner would not be able to receive the rebate anymore should he or she later decide to sell the property on the open market, and would then have to pay the full rate of premium.
Some lawyers are charging a fee of RM1,000 to do the application for their clients regardless of option 1 or 2.

If you wish to renew your lease for a residential property within the state of Selangor, the formula for the calculation of the rate of premium is as stated below. The formula is derived from Section 7 entitled ‘Premium’ of the Selangor Land Rules 2003 & Selangor Quarry Rules 2003.

Premium = ¼ x 1/100 x Market Value of land (in sq ft) x number of years to renew x land area (in sq ft)

Example: For a 3,000 sq ft residential property in PJ with 10 years remaining on the lease (assuming it was valued @ RM120 per sq ft by the Authorities), the lease renewal fee calculation is= 0.25 X 0.01 X 120 X 89 X 3,000 = RM 80,100.

Leases are usually renewed so that there are 99 years of the lease on the title. Therefore, if you have 10 years remaining on your lease, you need only pay for an extension of 89 years (99 years-10 years).

After deducting the 30% rebate, the fee payable would be RM 56,070.

The calculation of the rate of premium as mentioned above is on the land itself and does not include the building erected on the land.

Under Option no. 1 and no. 2, there is a further RM500 to be paid as a contribution to the state’s cemetery trust fund, Tabung Amanah Perkuburan. The fund will enable the State Government to buy land for cemeteries.

Conclusion, see you want landed or condo, landed got money sure go better one, no money go townhouse. at least we call landed.
If Want many facility and security condo better but always take your time. but condo when you have kids anyhow you sure wish you move to landed after that.

And 1 more thing, this project location a bit futher inside, but the concept and the design. Well i will said not bad and really different with other design before. I recommend you go to see the showroom first, it definitely will make you feel : Hmmmm can consider wor. But if you want to stay nearby there la ya. because is puchong south le quite inside.

Nobody should have t h e right to hold on to property for generations. The new generation will need homes too

hahah i can't guaratee bro, if can i also want to buy freehold, but nowadays, when my pocket money sikit, my choice only there haha. but normally this won't simple change the renewal law la, big effect weii, haha veven change maybe got compesete ? i not sure haha. i only know now property price maintain there. time for me to look for my house haha xD

Noob question here : how does this townhouse works, each floor is different units? But you have to share the same staircase.

I think it really depends on how the townhouses are designed.

There's one I know near Putrajaya where a cousin of my friend stays in which is 2-storeys designed like a Semi-D. Ground floor is one unit and the 1st floor is another unit. Each have 2 carparks, so there's a partition wall in the middle to separate the units' carparks on the ground floor. Ground floor unit carparks are on the left partition and the 1st floor carparks are on the right partition. That friend stays on the 1st floor, which means her side have a staircase connecting her carpark to the unit's balcony.

The other one I know is Sommerset Close which is at Taman Pertama (or is that part considered Bandar Sri Permaisuri?) next door to Lido Residency. Some units come with only 1 carpark and there are others which comes with 2. From a few pictures I've seen of the subsale units, it looks just like how you described it where the 2 units share the same staircase.

Oh it is ? i thought when remaining 20 year ++ then go renew will become back to 99? not sure, so far we only merdeka not till 64 year only. So need find those already renew, maybe can give us advise or online search haha

Been considering more affordable landed options for own stay and stumbled upon this.

Went to have a look at the show units and I have to say the ID is done really really well to showcase the potential of the unit. Layout of the units are also quite good imo. Main worry is the property being lower than the road behind (just feels uncomfortable for some reason), area is quite inside near factories, and generally lack of info on the developers.

Any owners of the sold out (for non Bumi lots) Phase 1 here? What's your overall feeling about the development so far?

Anyone knows the track record for the developer Gadang/Tema Warisan?
