I am from Singapore so I am not sure of how things work here in Malaysia.

I own a commercial shop unit in Johor. the problem is I've lost the title deed.

Do I need to engage a lawyer to obtain a replacement copy of the title deed? Or can I just go to the local land office to get one?

I am still receiving the property tax notice to my home address in Singapore and have been diligently paying the property tax as well as the water bill.
I also kept copy of the receipt/progressive billing from the developer (proofing that I did made payment)

my Property agent said I might need to get a lawyer but another M'sian friend of mine said there is no need to look for lawyer since i have the property tax bill as proof of ownerhsip. He told me just go land office to get it (but will need to pay some penalty for the lost)

Any advise is appreciated
