If property prices take years to bottom then it is a very good investment tool because it is almost sure not to lose much. Agree?

House price is normally dropped by foreclosure. foreclosure process takes longer in this country; unless kv property price could defy gravity, it will takes another few years to reach bottom.

Most bought property with bank loan, price stagnant mean incurring losses on loan interest.

if your property can continuously be tenanted out for years and years, and your location and the price you bought isn't at the peak, then agree.

you don't start a game hoping not to lose too much. you start the game to try to win it. right?

Bottom line you need to parang kao kao to bottom price no give face. If you can sniff the owner desperately need money. Lagi parang kao him until underwear also drop. Then buy in real low dirt cheap kao kao price.

For now market, even dulu also. never buy new launch. Save more cash and Just wait for jump floor price. If price go up crazy just sit still and wait. Sini malaisiao Not Singapore so Don’t get affected. Sure will come down and plenty lelong and jump down price for you to choose.

Make sure you buy at real bottom or almost bottom then. If you found out bought at top and only realize after few years... really jialat kao kao kin eat dirt.

Agreed. Overpricing can b cured by time. Sometimes even a bad location can b cured by time. Popoti is a slow burn accretive game. Not a get rich quick scheme.

Unker, you are not the only tycoon with experience in property investment. instead of hiding in your comfort zone, suggest you go out look see a bit, the world is greater than dpc.

If you have bought property in the u.s a few years as suggested by some forumers, you would have gained in price and forex and sleeping with a smile than anger.

The problem is when it can cure? May just temporary cure then may go down Lagi?.. some place not even cure after 10years -30years. Can ambil tongkat d.

Foreclosure are sporadic and not systemic. Usually is the loan debtor's problem and not the failure of the development.

Loan interest are not factor of losses as it is a borrowing cost.

You will be equally worried if after parang owner would still sell at dirt cheap price. It shows no confidence in the property like catching falling knife.

Macam the apa fairul rm2k credit card story β€œ20 props before 30” his first props from subsale market really parang real kao dirt cheap. and get his first bucket rolling money from there.

Another young successful guru. Just early 30. Not sure what name on article last month.. full 2 pages articles. first subsale property parang until rm7k only full price sibeh dirt kao cheap until your parent also cannot recognizes you.

Exactly. By that time, we're not only talking about property risks anymore. We're talking about d country risk. That is to say; it's not d property market, there's something wrong with d country. Malaysia is no where near that stage especially now with a new PH government.

Actually, now is a v good time to start yr prop hunt!

Klang Valley landed freehold will not go down unless it is abnormal.

There is no bad economy or crisis.

Watch out when banks stop lending even you have good credentials.
