QUOTE(BEANCOUNTER @ Sep 5 2018, 11:33 AM) Fh vs lh Thanks for the feedback! appreciate it ver much. Non strata vs strata Run of the mills township vs well planned township Ordinary developer vs fame developer Closer to dash vs further from dash Which ever score you the most ticks...go for that one. Ps: if you work in kul or frequent travel to kul you will regret yr decision in getting anyone of them in 6months. got a few more questions from your answer, if you dont mind BSC consider a ordinary developer ist? sorry i am not familiar with it. What do you mean Run of mills township ya? mind to elaborate more? thank you! and also: 1/DASH highway how much time will it cut down from EG to KL City as compare to current roads? 2/ Where is exactly the entrance and exit point of the Dash highway? Thank you ya! |

QUOTE(BEANCOUNTER @ Sep 7 2018, 01:00 AM) I only saw pixs but never been there. wound be appreciate if you can tell me actually how exactly do they count or calculate the amount they need to pay for leasehold property they wanna renew in the future? But each to its own. Ts seems to be ok with it. Strata homes although nice landscape n streetscape but the management fee only will go up. Not everybody can afford it after the novelty factor has passed. is there any formula? or any standard way? thank you in advance |

QUOTE(desmond29 @ Sep 7 2018, 09:44 AM) From what i understand is the formula is according to the market value of the land, the more expensive its then the more will need to pay in the future. Does that mean its according to the formula: Premium = ¼ x 1/100 x Market Value of land (in sq ft) x number of years to renew x land area (in sq ft) Example: For a 3,000 sq ft residential property in PJ with 10 years remaining on the lease (assuming it was valued @ RM120 per sq ft by the Authorities), the lease renewal fee calculation is= 0.25 X 0.01 X 120 X 89 X 3,000 = RM 80,100. The market value of the land its depends on the value we bought at that moment or the market value of the land when we wanna renew? If its following the market value of the land when we wanna renew like 99 years later, wouldnt it be super expensive? ultimately if we wanna pass the property to our children, isnt it will be a burden to them? sorry if i said anything wrong. correct me if i am wrong. thank you. |

QUOTE(BEANCOUNTER @ Sep 7 2018, 10:05 AM) victor honestly it doesn't apply to EG now or the next 50 to 60 years. State gov wont renew any leases until left with 30 or lesser years. so means that if we buy a leasehold house now and we use for own stay (not renting/flipping). we will need to pay RM 1k per year when we wanna renew? (when its less than 30 years or lesser) market value = value at future date when renew application is applicable. Also I think Selangor has special rate of rm1k per year renewal IF the house is used for ownstay (now ok, not 99 yrs later). BUT if you sold before the renewed period is up, you need to repay the lease based on market value. Also 99yrs later, your Rm80,100 might be equal to present value of rm8k nia. Means if i already stayed for 70 years, so if i wanna renew later. it will be RM70K? am i right? |

QUOTE(BEANCOUNTER @ Sep 7 2018, 10:34 AM) renewal may not be for another 99yrs. it could be 20yrs or 30yrs only. depends on what state gov has plan for the piece of land. really confusing. Hahaha! if renew for 30yrs, yes you need to pay rm30k but this special offer of 1k per lease year is not law, just like special offer nia i think. and i also dunno the real culculating of it. say, your lease left 29 yrs (99yrs lease) at 70yrs now and gov say you can renew for 30 yrs. Will the 30 yrs starting from the end of 99 yrs or from 71th years???? Do you know the real answer? for your last question. |

QUOTE(BEANCOUNTER @ Sep 7 2018, 10:43 AM) why worries for nothing? okayyy.. understand. but now a days, landed freehold with affordable price, is really hard to get already. i think BSC is the very few options that left.1. don't get lishold 2. or die die must get lishold, then stay for less than 20 yrs then sell (I recommend 10 yrs max) |
