Tech Support [WTA] Is it my router's problem ?

Recent wifi speed is so slow, my Unifi plan is 50mbps, but I can only get 20-30mbps max and its not even stable, sometimes dropping to 9-10mbps or lower, watching twitch = endless buffering even if its on 480p or lower, so I tried connecting using a LAN cable into my laptop (I'm using desktop with Wifi) and the speed is normal which is close to 48-50mbps.
Note : Before this month or so, the speed on Wifi is always decent, 40-50mbps.
So I would assume the problem is with the router ? Does anyone has similar problem before too ? Just want to confirm if its my router's problem so I can decide to replace it or not.
And if its my router problem, can you also recommend a decent router with good coverage ? I'm currently living in a double storey house and my desktop is on second floor, but I'm going to move into a new house with 3 floors soon, so preferably I would like to get a decent router that can support 3 floors house. If its not possible, what are the best possible ways to expand the coverage ?

Do you have any recommendation that's within my budget ? I might increase my budget if the router is really excellent and worth it, but for now I think I would stick with my budget first. (RM600-700)

Or should I just do this :
Option 1: replace the faulty equipment for free and your contract period will be extended starting from the date of the equipment replacement (free replacement of the faulty equipment with contract renewal + RM50 for nominal charges)
The equipment that you mention really old are both the router and the modem ?
Normally will they help me replace both ?

They might or might not help you to replace it. You can ask them if they will replace your router, modem, and UnifTV decoder. You would do better to go to a TMpoint to negotiate with them. See if they can give you a better price for your current Unifi, and if all the equipment can be changed if you resign contract with them.

Otherwise, just change the router and you will be fine.

Not sure about sg ft per floor, mostly in living room and own rooms, 2nd floor I think.
Is there like other ways such as things like using wireless AP or powerline adapter to overcome these issues ?

assuming a footprint of 1,000 sqft x 3 floors and router is at grd (level 1), it will ok for level 2 (except the far corners) but level 3 will be tough.

if u want level 3 coverage, either u use another router on level 2 as wifi extender which sucks becos 1/2 is already lost.

this is a bit of trouble, but perhaps possible for yr new house under renovation?

lastly, consider yr devices... old devices using in 2.4ghz will hv more difficulty; newer running on 5ghz can receive wifi better.

Yes, my house is still under renovation.
Try to see if I understood this method correctly, lets say I have LAN cables laid out on level 1, 2 and 3. I have 3 routers (one decent router & 2 average routers), can I use the decent router on level 1, the remaining 2 average ones on level 2 and 3 as wireless ap ? Is that how its suppose to work ?

I guess this is the best way for the new house. For my current house I think just a new router would be enough.
