Quite normal in the furniture industry. From the manufacturer to distributor to wholesaler to retail, the total mark up is usually 300% to 400%.

Can share where you buy and cost for the tv cabinet, sofa (cream colour), masteroom toilet mirror and dining chair?
What is the paint colour code you use for living room and bedroom?

TV cabinet with the side piers was from a manufacturer in Sungai Buloh and cost about RM1.5k (full solid wood). However, unlikely you can get at that price. I got the furniture at a special price from a friend as a favour. Similarly, the cream coloured sofa was from a sofa manufacturer in Sungai Buloh (RM2.5k) and the dining chairs were from a manufacturer in Penang (single RM150, double RM300). All from different manufacturers but my dad has links within the furniture industry.

If you want, I can PM you the name of their retail shops but the prices will be much higher. TV cabinet no retail shop as they do export only. Sofa and dining chairs have physical local shops.

Toilet mirror was RM800 including installation. Quite standard rate from most mirror suppliers / installers.

Paint colour codes as follows (all from Jotun):

Pebblestone 1877 (dark grey) - living room + staircase feature wall
Twilight 9904 (light grey) - dining room wall, lower staircase, upper living room, study room feature wall
Antique White 1016 (greyish beige) - 2nd bedroom feature wall

The Twilight almost looks white but you can see the difference when its comes together with a white wall at a corner.

Sorry for the late reply. Yes it comes with hot water. Had a centralised tank based water heater so I had to do some hot water plumbing as part of the reno works.

The marble top for the island was 8ft by 3ft and for the main cooking area it was the full length approx 15ft by 2.5ft (this had to come in 2 pcs).

Hi there.

If you are familiar with the layout for the upper units (I understand you have a unit here too?), the master bedroom and 2nd bedroom are next to each other.

I installed the water heater + tank above the plaster ceiling of the 2nd bedroom above the shower area and pulled a hot water pipe to supply the master bedroom toilet.

About 3 to 4 tiles of each bedroom had to be hacked to expose the regular piping which was replaced by the hot water piping. Got the tile coding from the developer and bought them in loose pieces so no issue there.

No hot water available for the smallest room (not used as a toilet / shower, its my dog's pee & poop room for when we are not at home).

Pulled a cable to the main hallway upstairs leading to the 2nd bedroom and master bedroom for the on & off switch so that the heater can be controlled by anyone in the house without disturbing anyone in the individual rooms. The pressure pump switch is in the same place too.

Townhouse is under Strata Act. You need to check with your JMC. Most of the time, the answer will be NO.

I went into the N'Dira townhouse Sierra 12 area, their Guard House is not as strict as the rest of the Sierra. You can get pass easily, they don't have the telephony system to call the Owners from their guard house. So they can't verify it's you are known to the Owners or not.
Second downside is that the Townhouse is under Strata title, you are not permitted install any Gate in your Car Porch. I can say Townhouse is not suitable family people. It's meant for Teenager lifestyle only.
In Malaysia, Townhouse value can't go up even after a few years.
I went inside the house to do a quick inspection and I realize the sound proof is not as good as if I compare to the Condominium out there. The problem is when you share a Townhouse with someone upstair, sound proof in the ceiling is very important. For Townhouse, most of the time the developer didn't do sound proof in the ceiling.
I have a friend who sell his house just because the Management didn't allow for even a small modification to the house.
