 170% Increment of Service Maintenance Fees, Attention to ThePlace Owner

That was a steep increase in my services charges fees. It was 170% increment. Not mention that they don't proper managed the place.This price increase do creates a hardship for me and I believe other owners as well. I need other owner support and information.

Previously my services charge is just RM79.20(528 sqft x 0.15), now which is mad.gif RM214 (29 shares x 7.38/share) using per share allocated calculation. (which I really confusing about why using shares allocated compare to per sqft calculation.) BTW duplex and studio unit maintenance doesn't include car park.

I do complaint and request explanation from management office. Here their replied below:

First of all we would like to inform that we in the JMC are equally very concerned about the increase but as a responsible committee we have no choice but to do what is necessary to keep the system going and to keep the management of the place afloat. We sincerely hope that in future please do come for the AGM or EGM so that you can voice your concern and to be debated on the floor. The EGM adopted the increase with no objections after the JMB explained to the floor the consequences in the event we do not increase. In view of this we hope the explanation is acceptable to you.


What shall I do now? Any suggestion?

nothing u can do... EGM already passed the voting liao... just have to accept it... 0.15 is quite low considering inflation and increase in expenses nowadays... but going by your per sq ft calculation... its indeed on the high side... alot of investors din pay maintenance fees kot...

your condo not enought money, you shouldn't be angry about it. When there is not enough funds, who is gonna pay for security, maintenance of common amenities, pay for the electricity and water in common areas, and etc?

if you are so concerned (as you should be) volunteer to be in the council.

214RM per month for a condo is not expensive.

Maresia pipu, everything want nice nice, don't want to pay money.

The place is a studio / duplex unit. 528sqft unit.
No car park allocated. You need to rent from the developer I assume.
And actually no facilities as well. The usage of swimming pool, you need to pay per use. Same goes to gym (if available, not sure gym room is available or not)

my another subsales condo... now still paying by per sq ft leh... 0.15 cent per sq ft since completed 20 years ago til now... but hearsay maintenance fees going to restructure soon...

Wah so cheap before increment?! Macam standard apartment with no swimming pool service fee. Yours is apartment or condo? What your condo/apartment name? Got swimming pool and manyak facilities boh?

those in singapore is by share value.

but anyway my point is, no choice mah. security fee, landscape fee, repair all going up, surely maintenance also go up mah.

What to do?
You have to pay.

If the increment is approved via AGM/EGM called, and majority agreed during the meeting, then it is legal binding, disregard it is how many % increment.

yeah.. thats what i told the TS too... somehow its hard to maintain the facilities with only 0.15 per sqft when everything else increased with inflation... tambah the possibility of alot owners not paying the maintenance fees as well... generally nowadays 0.35 and above psqft is a norm already for new condos...

iinm rm0.15/sqft is quite cheap. im assuming its rather a quite new place?

And yes its already voted and passed thru EGM then u have nothing else to say.

You may however, make your prompt payment (if you havent, and have outstanding) and be eligible for voting during next meeting.

That the 1 of my reason i bought my duplex unit back den. I agreed that inflation bring up the cost but not that much.

My duplex unit is 528 sqft with no car park. Got swimming pool but no access. No gym room.
Monthly I need to pay RM214(services charges fees), RM22(sinking fund) + 6%GST. Total is RM250 monthly.
Is around RM0.47 psft now.

Izzit reasonable? How bout market rate for service apartment or SOHO now?

There is no such thing of "standard" or "reasonable" rate to start with.

It depends on density of the property, as well as cost of maintenance.
