1. Is well known fact that low cost property got the highest rental yield. But to dispose off will be difficult due to restriction. You can buy 5 units of 100k low cost flat in the lelong market and rent out maybe at RM700 each fully furnish. So total 5 units will get back a return of RM3500 monthly.

2. Airbnb as mention above

3. Rent out per head / per room basis

The more you need to manage the property, the higher the monthly return.

Before the property boom price in 2013?
Or after?

And if the place full furnish rent able to get 3k, then the current price of the property will not be only 599k anymore.

I always thought partition / subletting by room basis normally happen at lower end property such as flat or medium cost apartment. But guess I'm wrong. This bad property market today, I think force people to be more creative. Yes, this occur at Casa Green Bukit Jalil. A 500-600k property.
Watch the video and you will know confirm fail bomba requirement. From initial 3 bedroom convert into 5 bedroom units.

No place to hang clothes. Unless provide dryer which will add in the electric cost.

But you are correct. If fully covered up, safe the cost for partitioning too. As it is just one straight line, no need to box up and cut out windows. Can rent higher rental.
