That's why banyak property agent out there brain wash 1st time buyer that when you sign the SnP already earn 100k upon vp and after that can rent out with 5%yield. But he forgot to tell you that is best case scenario and theoretically .

lower cost higher % of rental. but harder to get quality tenant.

Many I know, only around 1.8k max
Average around 1.5k only....

The time of high yield using boring method is over. Unless there is major correction happen in property market.

Then again.. usually in heavy correction banks are quite hesitate in lending to protect their NPL.

The housing area I bought rental maximun 1k-1.3k for a empty house without any furniture~
I got do rental survey after the house finish build~ tongue.gif

If a 500k can be rented out at 3k why would it be sold.

It's like asking , is there any business sold for 100k that can generate 50k profit a month.

Good enough if can cover loan...

I would say, best if can get those low cost flat... That's really good investment, but hard to get because many not selling...

Old, single storey terrace n no GNG n yet still can rent for RM2K/mth ? Your property got oil under the garden ?

Can.. you can Reno and add bedroom... Also maybe you throw in aircon, sublet by room with individual electric meter and common wifi. i know many landed in pj that walkable to lrt station can fetch such rental if you do creative tenancy.
