Hi.. just checking if anybody come across or knows which development property/area selling no more than RM500K.... and is able to fetch more than RM3K rental monthly?

I am sure there is.

For eg a relative he want to exit his investment after hold his condo for 10 years (migrate to another country), and sell to his favourite nephew for half current market price.

But you won't find such deal asking in lowyat forum. hahaha!! tongue.gif

Try to find a smaller unit selling below 300k rental 1500 first. Maybe can find.

as i wrote in another thread, sustainability is an issue as well.

Give u example. today you buy a unit 500k rental 6%. That doesn't mean next year or the years ahead, you get the same yield. meaning, somehow u managed to find 500k property with tenancy 3k.. doesn't mean next year u get back the same. maybe first tenant u just got lucky. and especailly since u know Maresia style, if your condo rental good, suddenly next 5 years you find another 3000 units being built next to your condo!!

And don't forget to factor in vacancy.

Rental yield 6% but waited 3 months for tenant every renewal, your yield is actually lower by 25%.

Logically speaking if someone is willing to fork out 3k rental per month, I'm quite sure that person might as well buy a new property instead of renting ...

i think it's easier you buy 3 units of units RM150k that's leased at RM1k each.
