I am renting a first floor unit to operate my cafe. Now I intend to relocate to ground floor and terminate my existing tenancy agreement with 1 year duration left.

I understand my security deposit and utility deposit will be forfeited as per the agreement.

Additionally the agreement states the landlord has the right to claim rental as long as the unit is vacant for the remainder of the agreement.

My questions are:
1. Do I have to restore the unit to the original condition if my deposit is forfeited? Or is this cost covered by the security deposit?

2. Do I pay of all the utility bills? Or is it covered by utility deposit? My landlord insists no refund even if bills are completely paid.

3. What if the landlord chooses not to rent out the unit and claims rental from me every month?
