What happens at the end of the lease ?
Can apply renewal ? How much do they usually charge (as a percentage of market value) ?

renewal depends on local authority
must have good reason for them to grant renewal

i dont have much info as this was told by my friend
cant care much since i wont live to see that day

Depends on state gov. If they have no plans to redevelope the area, they will agree to extend the lease. Rate depends on them

thats why buy freehold better ...leasehold if they dun wan renew ur grandson will sleep under the bridge for the overpriced prop u bought decades before them ..

smart ppl get 200k freehold in penang. dumfuk pay 1 mil 99 year leasehold in kl

Actually, why need to worry? As long the property is cheaper ok la. Renewal let your future descendants worry about it.

If government wants it back, nothing you can do.
If want renew. Formula for price is this: Premium = ¼ x 1/100 x Market Value of land (in sq ft) x number of years to renew x land area (in sq ft)
Sos

Example: Land MV 10mil, renew for another 99 years, size 1 acre

0.25x0.01x229.57x99x43560 = 2475000 more or less

Was it the case a few years ago? I remember a lot of news covering it, was RM 8 million or RM 800k I think , but because a lot of the resident are senior citizen, government give 1k ah? I can't quite recall

Cant remember the details. I only remember residence there make noise on the status of their property. Since the lease is almost over they cant sell and dont know if they should move out or not.

But later gov announce can renew the lease but the price was quite high. And so final amount was rm1k.

For Selangor, it's only RM1k to renew the lease if you don't plan to sell it. There will be a condition is that you can't sell it afterwards but you can transfer to family, which is quite an equitable arrangement. If you do have plans to sell it after renewing, you have to pay according to the calculated premium.

Good about Leasehold
-Less pricey
Bad about Leasehold
-Need to renew after 99 years (problematic to your descendant when you plan to inherit the house to them)
-Low resell value

Good about Freehold
-No need to renew lease agreement or fee, as the house and all its land coverage solely belong to you and you only.
-High resell value and price rise very fast.
Bad about freehold
-High price especially landed and near city.
