For paper caoital appreciation, u gotta invest in freehold landed terrace houses. The shoebox service apartment dont have much capital appreciation unless u bought it cheaper than the rest under bulk purchase through a guru club. So u buy cheaper than the market u can sell later and earn a bit on capital appreciation. But if buy retail price fr developer not much capital appreciation anymore as normally we are buying at future pricing.
