With rm2100 gross rent pm (rm25,200 pa) n his purchase price of rm471k for his one bedder unit.

Rm25.2k/rn471k = 5.35% (gross) return.

Its not great but its still above FD rates.

That in itself is a win given the environment. A testament to location * 3. Aspirational areas won’t be too badly affected or would rebound somewhat.

true. would have expected some paper capital returns too but I guess most high rises have gone down more than up in the last decade.

For paper caoital appreciation, u gotta invest in freehold landed terrace houses.
The shoebox service apartment dont have much capital appreciation unless u bought it cheaper than the rest under bulk purchase through a guru club.

So u buy cheaper than the market u can sell later and earn a bit on capital appreciation. But if buy retail price fr developer not much capital appreciation anymore as normally we are buying at future pricing.
