Life experiences in property market for the past 15 years.

Nowadays easy to buy now....not easy to sell later....

Unless you willing to sell lower than your initial purchase price, it might be can let go....

Trust me, I have tried to dispose some my property since early 2018 until now (all prime location, some more nearby LRT & MRT station) but majority not even can earn profit

Don't forget you need to count in a lot of cost, like bank interest, legal fees, agency fees, miscellaneous fees...

at the end, you get nothing & some more you need to tie up your belt to feed your loan

Before buying any house, you need to know your Buy Hold Sell plan. If dun hv, just forget about property investment. And property not an investment also. Is a business.

its called INVESTMENT bcos upon owning a property you expected the value of such purchase to GO UP.
key words here are EXPECTED and GOES UP

it only considered as BUSINESS when the frequency of BUYING SELLING AND RENTING reoccurring at shorter interval.
for IRC guidelines, its 4 properties you holding at any one time (do read IRC guidelines for better understanding).

been visit the area few time and decide to grab a unit.
nearby got chinese restaurant,speed 99 , clinic.....

MKH start selling since last month 2019'Dec.
I grab a level 17 unit price around RM630 psf.
not sure my loan will approve or not.

these days no apartments come within a km or two to speedmart99, cina eateries, clinic and etc within cheras itself.
